Who Buying Land Fits

Buyers who want full control over design, orientation, and floor plan. Buyers who have identified a specific community and want to pair their architect and builder with the right lot. Investors with a 3- to 5-year horizon in a supply-constrained market. Buyers comfortable with a 6- to 24-month timeline from purchase to occupancy.

Who It May Not Fit

Buyers who need to move in within 6 months. Buyers unfamiliar with design review boards, slope restrictions, or utility stub requirements. Those unwilling to carry land while managing a separate construction loan. If you prefer turnkey, consider new construction or existing inventory in Park City homes instead.

The Park City land market has moved from a seller-dominated sprint to a more measured pace. Sales volume across Summit and Wasatch counties held steady at roughly 230 transactions per year in 2024 and 2025, but the median price softened from $1.53 million in 2024 to $1.35 million in 2025 as buyers pushed back on aspirational pricing. Through Q1 2026, the median has rebounded to $1.54 million, and average days on market have tightened to 114, suggesting renewed buyer confidence in well-positioned parcels.

Across all three years, the sale-to-list ratio has held at 96%, and cash remains the dominant payment method. Sellers consistently favor cash offers for speed and certainty, making pre-approval or proof of funds essential before submitting offers on competitive lots.

Land Sales by Segment

Where you buy matters more than when you buy. The data breaks into three distinct tiers based on access type and amenity level, and each behaves differently in terms of pricing, competition, and velocity.

Median: $2,850,000

Range: $755K to $13M

Golf Community Lots

208 sales

Median: $1,450,000

Range: $700K to $5.9M

Deer Valley Expansion Corridor

62 sales

Median: $4,250,000

Marcella at Deer Valley and Velvaere. The only true ski-in/ski-out homesites being developed in the Mayflower Mountain corridor. Tiger Woods-designed golf coming to Marcella.

Where to Buy Land Near Park City

Land sales span five major areas, each with a distinct character, price point, and regulatory framework. The area you choose determines not just what you pay, but how you build: each jurisdiction has different zoning rules, design review requirements, and utility providers.

Park City Limits

19 sales at a $1.6 million median. Infill lots in Old Town and Prospector are subject to historic district overlays, strict height limits, and design review through the Park City Planning Department. Proximity to Main Street and ski access commands a premium per square foot, but lot sizes are small, and the approval process can add 6 to 12 months. For available parcels, see Old Town lots for sale.

Snyderville Basin

122 sales at a $1.55 million median. This includes Promontory, Glenwild, The Preserve, Stagecoach Estates, Old Ranch Road, and the surrounding areas. Governed by the Snyderville Basin Development Code rather than Park City's Land Management Code. Generally more flexibility in design, though HOAs in gated communities maintain their own architectural standards.

Jordanelle Corridor

278 sales at a median of $1.44 million, making it the most active segment in the market. This corridor includes Tuhaye, SkyRidge, Marcella at Deer Valley, Velvaere, and Victory Ranch. Amenity-driven demand from the Deer Valley Expansion and access to the Jordanelle Reservoir keep transaction volume high. Water and sewer service is typically provided by the Jordanelle Special Service District (JSSD). For all listings in this area, see Jordanelle lots for sale.

Heber Valley

65 sales at a $1.38 million median. Larger lot sizes at lower per-acre pricing. Red Ledges (26 sales, $1.1M median) anchors the gated community segment. Blue Sage Ranch and other estate communities offer 6- to 20-acre parcels with agricultural flexibility. Heber City is approximately 20 minutes from the Deer Valley Expansion base area and offers a growing restaurant and retail corridor. See Heber Valley lots for sale.

Kamas Valley

26 sales at a $1.39 million median. Rural character with larger acreage, equestrian properties, and proximity to the Uinta Mountains. Zoning and water rights require careful due diligence, particularly for unincorporated parcels. Best suited for buyers seeking privacy and open space over resort-style amenities. For homes in this area, see Kamas Valley homes.

Golf Community Comparison: Closed Land Sales

Six communities account for the majority of land transactions in the greater Park City market. Each has a different fee structure, membership model, amenity package, and resale profile. The data below reflects closed MLS sales from January 2024 through March 2026. For a broader overview of all golf options, see our Park City golf communities page.

Red Ledges

26 sales | Median: $1,100,000

Range: $718K to $2.6M

Jack Nicklaus Signature 18-hole course plus a 12-hole Nicklaus Design par-3 course. Located in the Heber Valley with Mount Timpanogos views. Membership available. Lower entry point than most competing communities, with strong resale fundamentals.

Glenwild

5 sales | Median: $1,250,000

Range: $925K to $2M

Utah's top-rated private golf course. Located in the Park City School District. Larger lots averaging 1 to 2 acres. Very low transaction volume reflects tight supply and long hold times. Separate membership purchase required. 1% transfer fee.

SkyRidge (Mayflower Mountain)

68 sales | Median: $925,800

Range: $799K to $2.2M

No membership required. HOA shuttle to the Deer Valley Expansion base area. Clubhouse, golf simulators, equestrian center, pool, and fitness. Nightly rentals allowed (3-night minimum). Highest transaction volume after Tuhaye. Strong appeal for buyers who want Deer Valley proximity at a lower entry point.

Land Prices by Lot Size

Lot size and price do not follow a straight line. Smaller parcels in amenity-rich communities can trade at higher per-acre values than large acreage tracts in outlying areas. Here is how median pricing distributes across size categories.

The 0.5-to-1-acre range represents the sweet spot for most resort community builds. The 1-to-2-acre segment carries the highest transaction count (156 sales), reflecting strong demand for estate-sized parcels with room for guest structures and outdoor living. For buyers looking at properties with 2 or more acres, larger parcels in the Heber Valley and Kamas Valley offer lower per-acre pricing and greater flexibility for equestrian and agricultural use.

How One Buyer Found the Right Lot, Even When It Was Not on His List

A few weeks ago, I received a call from a buyer looking for land in Park City. He had done his research: HOA restrictions, design review boards, height limitations, and slope setbacks. He even sent over a detailed spreadsheet with 64 potential properties.

What he lacked was clarity. Sixty-four options and no filter.

We signed a buyer-broker agreement and went to work. After sorting through spec sheets and subdivision plats, I organized a targeted tour that let him walk the neighborhoods firsthand. Three strong lots rose to the top.

That is when we brought in a builder. Walking the lots with a contractor changed everything. He could see grading costs, driveway placement, and sun exposure in a way spreadsheets cannot show. The lot he chose was not even on his original list.

Once under contract, he and his wife met with a shortlist of architects I introduced. Their vision took shape because they started with the right piece of ground.

Nearly 20 years of doing this has taught me the same lesson over and over: finding the right property in Park City is not about luck. It is a process. We have it dialed.

What to Consider When Buying Land in Park City

Slope and Orientation

Evaluate how your future home will sit on the lot, considering views, solar exposure, and daily usability. A downhill lot is often preferred because it allows for garage-level entry and reduces grading costs. However, a large uphill lot can work well if the driveway wraps around to the rear, effectively living like a downhill build. Always bring your architect and builder to walk the site before making an offer. For a deeper look at what to evaluate on-site, see our land walk guide.

Zoning and Regulation

Park City proper is governed by the Land Management Code (LMC), which includes a Sensitive Lands Overlay that restricts building on slopes steeper than 15%, wetlands, ridgelines, and avalanche zones. Unincorporated Summit County falls under the Snyderville Basin Development Code. Wasatch County communities like Tuhaye, Victory Ranch, and Red Ledges operate under separate county regulations, plus HOA architectural review boards. Always verify buildability with the relevant planning department before entering into a contract.

Due Diligence

Before closing on any parcel, confirm: survey and title (boundaries, easements, access rights); geotechnical and soil tests (particularly on slopes); utility access and hookup costs for water, sewer, gas, electric, and fiber; HOA design review requirements and timelines; building envelope restrictions and maximum square footage; environmental considerations including flood zones, wildfire risk, and wildlife corridors; and water rights verification through the Utah Division of Water Rights. On complex parcels, a Phase I environmental assessment may also be warranted.

Timeline and Build Costs

Plan on 6 to 24 months from lot purchase to groundbreaking, depending on design complexity, permitting, and community design review. Construction costs in the Park City area currently run $500 to $900 per square foot, depending on lot conditions, access, and finish level. Steep or remote lots can add 15% to 25% in site preparation costs alone. For a detailed breakdown, see our guide to building costs in Park City and our overview of hidden costs and design strategies.

If you prefer to work with an established local builder from the start, our builder services for buyers page outlines the process and introduces the contractors we regularly work with.

Land Loans in Park City, Utah

Financing land differs from a traditional mortgage. Lenders treat vacant land as higher risk and require more capital upfront. In the Park City area, parcels are commonly financed with 20% to 30% down, depending on whether utilities and infrastructure are in place.

Through our lending partners, current options include loans up to $1.25 million with 20% down and up to $2.6 million with 25% down. For unimproved lots without utility stubs, plan for an additional 5% down. Loan programs may extend to $10 million with no construction contract required. Construction-to-permanent loans offer a single-close option for buyers who plan to build within 12 to 18 months of purchase.

Geographic Context: Park City, Utah

Park City sits at approximately 7,000 feet in elevation in the Wasatch Mountains, 32 miles east of Salt Lake City International Airport via I-80. The city operates as a resort municipality in Summit County, but the broader real estate market extends into Wasatch County to the south and east.

Summit County encompasses Park City proper, the Snyderville Basin (including Promontory, Glenwild, The Preserve, Jeremy Ranch, and Kimball Junction), and the Kamas Valley. Wasatch County includes the Jordanelle corridor (Tuhaye, SkyRidge, Victory Ranch, Marcella at Deer Valley, Velvaere), the Heber Valley (Red Ledges, Heber City), and Midway. The Deer Valley Expansion into the Mayflower Mountain corridor sits at the intersection of both counties and has introduced a new tier of ski- and golf-access land, with a $4.25 million median sale price.

Frequently Asked Questions About Buying Land in Park City

How much does land cost in Park City?

Across 510 closed sales from January 2024 through March 2026, the median sale price was $1,467,900, and the average was $2,033,734. Prices start below $800,000 for smaller lots in communities like SkyRidge and Red Ledges and exceed $8 million for ski-in/ski-out homesites in the Deer Valley Expansion corridor. The price depends heavily on community, lot size, views, slope, and proximity to ski or golf access.

What percentage of Park City land buyers pay cash?

84% of land buyers in the Park City area paid cash between January 2024 and March 2026. Financing is available through specialized land loan programs with 20% to 30% down, but cash offers remain strongly preferred by sellers for speed and certainty of closing.

Is it hard to find buildable land in Park City?

Inventory has tightened significantly. New listings dropped from 327 in 2021 to approximately 166 in 2024, and the trend has continued into 2025 and 2026. However, off-market opportunities, teardown sites, and developer inventory still exist. Working with a local advisor who tracks pre-market inventory is the most effective way to find options before they appear on the MLS.

How much does it cost to build a home on raw land in Park City?

Construction costs currently range from $500 to $900 per square foot, depending on lot conditions, slope, access, and finish level. A 5,000-square-foot home on a prepared site with moderate finishes might cost $2.5 to $3.5 million in construction alone, on top of the land price. Steep or remote lots can add 15% to 25% in additional site preparation costs.

Can I finance a land purchase in Park City?

Yes. Land loans typically require 20% to 30% down with higher interest rates than conventional mortgages. Through our lending partners, options are available up to $10 million with no construction contract required. Construction-to-permanent loans offer a single-close path for buyers who plan to build within 12 to 18 months of closing.

Which communities have the most land sales activity?

Tuhaye led with 108 closed sales, followed by SkyRidge (68 sales), Marcella at Deer Valley (52 sales), and Promontory across all neighborhoods (56 sales). Victory Ranch had 24 sales and Red Ledges had 26. Active inventory shifts regularly, so current availability may differ from historical sales volume.

How long does it take to buy vacant land in Park City?

The average days on market across the full data set was 155. In 2026 year-to-date, the average has tightened to 114 days. Well-priced lots in high-demand communities regularly close in under 30 days, while overpriced or complex parcels may sit 6 months or longer. The negotiation-to-closing timeline for a cash purchase is typically 30 to 45 days.

What is the best area to buy land near Park City?

That depends on your priorities. Buyers focused on ski access should consider the Deer Valley Expansion corridor (Marcella, Velvaere) or ski-proximate lots within Park City Limits and Deer Crest. Golf-oriented buyers have the most options in Tuhaye, Promontory, Victory Ranch, and Red Ledges. Buyers prioritizing value and acreage should consider the Heber Valley and Kamas Valley, where larger parcels trade at lower per-acre prices and offer greater flexibility for equestrian and agricultural use.
