A note from Derrik

By , Resort Real Estate Advisor
REAL ESTATE IN PARK CITY, Luxury Division of KW Park City Keller Williams Real Estate

Through mid-September, our team has closed 33 transactions in 2026, from Deer Valley and Canyons Village to Promontory, the Jordanelle corridor, Heber Valley, and one homesite in Salt Lake City.

Looking back at the list, what I notice is how different the reasons were. Some clients bought their first place in Park City. Some wanted a ski condo that can rent when they're not in town. A few sold homes they'd owned for years and moved on to the next thing. The addresses are all over the map, and so were the priorities.

To everyone who worked with us this year, sent a friend our way, or just called to think out loud about a move, thank you. I don't take that for granted.

Below is each closing by area, with the detail that mattered in the decision and a watercolor of the property. The list is current as of , and I'll add to it as the year plays out.

Deer Valley closings

Our Deer Valley closings this year ran from ski-in/ski-out at Velvaere to Lower Deer Valley homes, resort condominiums near Snow Park, and a homesite. No two searches started from the same priority, which is usually how Deer Valley goes.

Direct ski access drove this one. The buyers wanted to walk out and ski, and Velvaere delivers that along with a private, newer setting on the Deer Valley Expansion side of the resort.

Silver Baron Lodge

Proximity to Snow Park and the option to rent were the two things that mattered. Silver Baron checked both, and the buyers get a Deer Valley base they can use themselves and put on the books when they are not here.

When this 2.94-acre homesite hit the market, we already had buyers whose search fit it closely. The views and the open space behind the lot were the draw, and they had it under contract in six days.

Powder Run

2400 Deer Valley Drive, Unit A12, Park City

The buyers wanted a Deer Valley condominium with easy resort access and the ability to rent. Powder Run, a short distance from Snow Park, brought those together at a price that made sense for how they plan to use it.

A second home with views toward Deer Valley and Park City Mountain, open space behind the property, and enough room to host. That was the list, and this is the house that met it.

3495 Sun Ridge Drive, Park City

This home had been on the market for a while before the sellers asked us to take a fresh look at price and marketing. We repositioned it around the setting and resort access, and it went under contract.

Lower Deer Valley homes and condos

Canyons Village closings

Our work around Canyons Village included townhomes, condominiums, and fractional interests. Ski access, square footage, ownership costs, and how the owner planned to use the property all shaped these decisions, and they pull in different directions more often than people expect.

A first Park City purchase for these buyers. Ski access and the bus route were the practical details that mattered, and Timber Wolf covers both without the base-area price tag.

Three purchases at The Ridge at Canyons Village

We handled the buyer side on three Ridge townhomes this year. Ski access and rental potential were the common threads. If you are comparing units here, the difference between ski-in return access and the walk or shuttle to start the day is worth understanding before you fall for a floor plan.

Grand Summit: two fractional ownership closings

A quarter share at Grand Summit gives an owner one quarter of the calendar in a full-service hotel with the Red Pine Gondola at the door, at a fraction of whole-ownership cost. Our team closed two separate interests in April.

Canyons Village condominiums

Park City neighborhood and Promontory closings

These closings show the range of ways people live in Park City. For some the priority was daily convenience and the bus route. For others it was a familiar neighborhood, open space, or a golf community setting.

Jordanelle and Hideout closings

Our Jordanelle-area closings included homes, a townhome, a condominium, and land. Reservoir views and access to the surrounding resort communities came up in every one of these conversations.

Fox Bay sits on the east side of Jordanelle Reservoir, a few minutes from the Deer Valley Expansion base. Interest in this stretch has picked up as that side of the mountain opens, and our team closed this condominium in late August.

Heber Valley and Midway closings

Our work in Heber City and Midway this year was mostly primary residences, plus a Red Ledges purchase. The details differed, but each buyer was after a place that fit how they actually live.
