The Ridge at Canyons Village development offers a unique real estate opportunity for townhomes and condos within The Canyons Village at Park City. The Ridge is a luxury collection of 44 contemporary mountain townhomes offering ski-in access from The Canyons Resort Village. To get to the resort, you'll need to use the shuttle, drive, or walk.
Residences are approximately 2,623 square feet with five bedrooms and five bathrooms, or 3,583 square feet with five bedrooms and five and a half bathrooms. All units feature a heated two-car garage with hot and cold water hookups, plus a 50Amp 220 electrical line for an electric car charger. There are uphill and downhill builds, but the downhill properties have superior views because they have potential development behind the project.
The townhomes were ready for the 2021 ski season. What's unique about these properties is the low HOA. The HOA fee includes common area taxes, maintenance, insurance, water, sewer, trash, TV, internet, and snow removal to the front door. The real amenity here is hiking, biking, and skiing using the mountain.
The Ridge at Canyons Village will be a solid investment property in Park City, Utah. The low HOA is a big boost compared to other condos in the area, and nightly rentals are allowed to offset ownership costs.
What is there to do Nearby?
At the Canyons Village, there will be plenty of activities for a Park City vacation. You will be in the base area of the largest ski resort in North America. Keep your skis in the large garage in the winter and your golf clubs in the summer.
Vail Resorts connected the Canyons to Park City Mountain Resort. Amenities such as the Canyons Golf Course, which separates you from Red Pine condos, have also been improved.
This location makes it easy to run up to the Sundial Lodge to be closer to the concerts in the summer. Kimball Junction is a short drive or free shuttle drive away to catch a movie or enjoy additional dining. You are also about ten minutes from Park City's historic main street.
Who Buys a Ridge at Canyons Village
I've represented new construction buyers, and the Ridge at Canyons Village was a perfect fit for some wonderful clients from Florida. They started searching for homes in Deer Valley and Old Town and even considered Promontory. Slowly, they gravitated to the Canyons Village condos, and we even put in an offer on an Apex Residence.
They were searching for a Park City property that was easy to maintain and where they could get their toe in the market. The goal was to see how they liked staying in Park City for longer periods. Wanting big views and a two-car garage, they wanted the ease of a condo. Still, they weren't necessarily excited about higher HOAs with amenities in some surrounding condo developments.
They are also luxury home builders, so they are particular about the quality of construction. As of my most recent discussion with my client, he and his wife are very pleased with the level of finish of their completed Ridge townhome. It is easy for them to manage and a quick walk to the resort's dining options.
