The four areas below differ meaningfully in access type, price range, rental rules, and long-term value profile. Deer Valley Resort

Deer Valley is a skier-only resort and one of the top-ranked ski destinations in North America. Slopeside real estate is spread across five areas within the resort.

Lower Deer Valley surrounds Snow Park Lodge with luxury condos and townhomes at the resort base. Upper Deer Valley sits adjacent to Silver Lake Village and offers ski-in/ski-out access in select buildings, walkable dining, and boutique retail. Deer Crest is a gated community on the eastern side of the resort with private ski runs and views of the Jordanelle Reservoir. Empire Pass provides ski-in/ski-out condos and homes with direct access to the Northside and Empire Canyon terrain.

Approximately 597 ski-access properties have sold in Deer Valley in recent years: 120 detached homes, 289 condos, and 86 townhomes. Park City Mountain Resort / Old Town

Canyons Village

Drawback: Most Canyons Village condos are base-area products, not on-mountain. The Colony offers true slopeside estate positioning, but its rental restrictions (28-day minimums or no nightly rentals) limit income potential for absentee owners.

Deer Valley Expansion

The Deer Valley Expansion is the newest ski-access corridor in Park City, Utah. Deer Valley's terrain has expanded east toward the Jordanelle Reservoir, adding over 3,200 acres of skiable terrain via the Jordanelle Express Gondola. New residential development includes branded residences from Grand Hyatt (open), Four Seasons (under construction), Waldorf Astoria, and Marcella, as well as custom home parcels with direct ski access. This is the only area in Park City where significant new ski-in/ski-out land and new construction remain available at scale. American Flag is a 93-home neighborhood and one of the first slopeside subdivisions in Deer Valley. Most properties have ski access; a small number require a short walk to the run. Entry point for Deer Valley ski homes.

Bald Eagle Club offers luxury Deer Valley ski homes with long views directly on the ski runs, served by seven ski runs and three chairlifts. Gated. Rentals are not permitted.
