Most of the vacant real estate parcels in Park City, Utah, are in The Colony at White Pine Canyon or Deer Crest.

The Colony offers a 4,600-acre private gated ski community.  Hiking and biking trails run throughout the development and may be used for horseback riding in the summer.  Homesites allow for a primary home and additional auxiliary structures - a guest house or barn might be what you're looking for when searching for your new ski home parcel.

Deer Crest has incredible views overlooking Deer Valley Resort and the Jordanelle Reservoir.  The luxury ski community is gated and spans 600 acres, under 125 homesites, with 60% of the project preserved for open space.

Land for sale can be found in Upper Deer Valley or Empire Pass from time to time.  The real estate developments of Moon Shadow and Stein Eriksen Estates do not have ski access, but there are short shuttle rides for resort transportation.

Old Town may have some land listings off of Woodside Avenue and Norfolk Avenue, or there's a possibility of land for sale in Kings Crown.  Kings Crown has a mix of single-family homes, land, and condos.  Unfortunately, vacant land parcels are becoming harder to come by.  The three major areas for properties are Deer Valley, Park City Mountain Resort (Old Town), and Canyons Village.

Check out the real estate listings at Mayflower Mountain Resort.  I have access to some off-market land listings, or there may be some short walk-to skiing listings that would work well because of the high amenities.
