    • The building pads will allow for a home that is approximately 2,000 to 3,500 square feet.

    • The contractor for King's Crown is Big-D Signature. Big-D Signature is an experienced builder within Park City and Deer Valley who will be building the condominium buildings, townhomes, parking structures, and amenity areas.
  • Can I view the HOA budget and CC&R's?
    • Yes, I can easily supply the Condominium Declaration for the Townhomes, Condominium Declaration for the Condos, CC&Rs that have been recorded, HOA Master Budget, HOA Townhome Budget, HOA Condo Budget, and HOA Lot Budget.

In Closing, King's Crown will be a great project and a wonderful spot to own real estate in Park City. I suspect that the townhomes and condos will end up feeling similar to Stein Eriksen Residences in Deer Valley but with the added flair of the Ski Tower and Lounge. The developer and their designers are selecting more into earthy tones rather than a gray palate which will age well over time. To Be Considered as a Qualified Buyer

Eligibility to purchase a King's Crown affordable or attainable unit (deed-restricted) is based on meeting ALL the qualified buyer criteria:

  • A person who does not own any other real property
  • A household with an income that is 80% or less of the area median income for affordable units.  The attainable units do not have income limits.
  • The combined net worth of the persons eighteen years of age and older in the household does not exceed an amount equal to five times the area median income.

A household which has a minimum of one adult who meets one of the following criteria:

  • A full-time (aggregate of 30 hours of employment per week) employee of an entity or entities located within the Park City School District boundaries.
  • An owner or owner’s representative of a business or entity with a primary place of business within the Park City School District boundaries.
  • A retired person who was a full-time employee of an entity located within the Park City School District boundaries for at least two continuous years immediately preceding his or her retirement.
  • A person who is unable to work or does not have a work history required under subsections (a) through (d) due to a demonstratable disability (to be verified at the sole discretion of the seller). Must be a Park City Resident for at least two continuous years immediately preceding his or her application.

Deed Restrictions

  • Appreciation of the unit is limited to 3% per year, compounding
  • The unit must be owner-occupied as the primary residence of the owner
  • The unit cannot be rented (neither long-term nor short-term), but you can rent a room. * subject to affordable/attainable housing regulations.
  • Transfer of title is not allowed (nor incorporating into a trust)
  • The owner cannot purchase other property while owning a deed-restricted unit

Order of Priority for Sale of Units

  • The priority for the sale of the units will be based on a first come first served basis via email. Applications will be recorded and reviewed in the order they are received.
