Regarding quality ski homes in Park City, prices can vary by location. Old Town offers some of the most affordable options, typically starting at around $4 million or slightly less. Canyons Village offers homes in the ballpark of $4.5 million, while The Colony is a high-end market with prices ranging from $10.5 million to over $40 million.

Deer Valley’s real estate market is diverse, with various areas providing ski access to luxurious homes. If you’re looking for large, quality homes built in the 1990s or 2000s, you can expect starting prices to begin around $10 million.

Advantages of Owning a Ski Home in Park City vs. Other States

Many of my clients start their property search for a ski home in Colorado, Montana, and Wyoming. Park City’s advantage is that it’s much easier to reach Utah via the most reliable airport in the United States, and there are many direct flights from all over the nation and the world (Paris, Amsterdam, Mexico, and Canada). 

With flight times, it’s easy to get from New York, Illinois, Florida, and California to the slopes of Park City within a few hours. The drive time from the airport is unbeatable, leading owners to use their property more than they expected.

Park City still has some of the most reasonable values compared to other ski towns. With Utah being one of the strongest state economies and ski resort improvements, there is the most significant upside for appreciation here in Park City. I grew up skiing in Park City and have skied all over the western United States. When deciding where to move after Holly and I were married, I had a strong-performing portfolio of investment properties and the ability to move anywhere in the United States we wanted.  After weighing the pros and cons, there wasn’t a better fit than the back of the Wasatch Mountains. 

Using Your Park City Ski Home in Summer and Fall

When first considering a ski home in Park City, property searchers are just thinking about winter - what about the rest of the year? Springtime soon gives way to summer, which brings lovely, cool days and chilly nights. In addition, the town continues to buzz during the off-season, and there are plenty of activities for all. 

Recently, I sold a home in Deer Valley, where the new owners planned on spending more time at their new house in the summer and fall than in the winter. When here for a few weeks, you can also drive to Moab to hike, raft the Colorado River, or travel to Yellowstone to see Old Faithful, bison, and grizzly bears. 

The story of all the people who live here is that they came for the winters but stayed for the summers! Homes on ski resorts tend to be around plenty of trees and extensive views, so in the fall, you can relax while the leaves change.
