Deer Valley Luxury Ski Homes in One of Deer Valley's Four Areas

Single-family homes in Deer Valley are in Deer Crest, Empire Pass, Lower Deer Valley, or Upper Deer Valley. Ski-in-ski-out access from Deer Valley homes tends to be best in Empire Pass and Upper Deer Valley.

Most of the homes in Deer Crest offer easy ski access, but homes in Lower Deer Valley require you to drive to the resort. All of the areas of Deer Valley are great options, but if you want ski-in-ski-out, you'll want to stick with Deer Crest, Empire Pass, and Upper Deer Valley homes.


Deer Crest homes are on the eastern side of Deer Valley ski resort facing the Jordanelle Reservoir. As one of the most exclusive private communities in all of Deer Valley, residents enjoy easy ski-in-ski-out access, private ski runs, awe-inspiring views of Bald Mountain, and the sparkle of Jordanelle Reservoir.

Traditional ski homes and modern estates characterize the Deer Crest area. The parcels of land tend to be 0.5 to 1 acre of gorgeous snow-capped land. The size of homes in Deer Crest ranges from 5,500 to 17,000 square feet. Each Deer Crest home offers plenty of room for entertaining large groups and open floor plans.

Experience well-built homes and enjoy the lavish mountain life just 1 mile from downtown and 40 minutes outside Salt Lake International Airport. Frequent flyers will love the accessibility of Deer Crest and the fantastic recreational opportunities available nearby.

The highest price home to sell in Deer Valley is in Deer Crest. A few homes sit high up in the neighborhood, so you don't need to ski down and take the lift back up.


Empire Pass is Deer Valley's latest ski-in ski-out community, situated on the slopes of Flagstaff Mountain and Empire Canyon. Complete with many unique neighborhoods, Empire Pass homes are plentiful and varied.

The Belles, for instance, showcases a collection of 14 private single-family homes adjacent to the Silver Strike lift. The new Montage Deer Valley is a gorgeous mountain lodge in Empire Pass, featuring stunning European designs and the best slopeside location money can buy.

Empire pass offers the most amenities through the Talisker Club membership. However, suppose you purchase a property in this area of Deer Valley. In that case, there is a transfer fee that many real estate brokerages forget to mention until you're viewing properties in person.  

Empire Pass tends to have the best snow if you're searching for a ski-in-ski-out home in Deer Valley. Most neighborhoods started construction in the mid-2000s, and homes may be under construction for a new construction option.


The luxurious features of Upper Deer Valley are genuinely unparalleled, allowing for some of the best skiing on the whole mountain.  

Upper Deer Valley is considered one of the most luxurious resort homes globally. In 35 subdivisions that border Silver Lake Village, Upper Deer Valley properties grant easy access to restaurants, shops, and acclaimed lodging.

Lower Deer Valley is located near the ski slopes at Snowpark Lodge, back towards the Jordanelle Reservoir, then bumps into Deer Crest and back down to Old Town. This area includes subdivisions at the base of Deer Valley Resort. A few nearby developments include Solamere, Hidden Oaks, and The Oaks at Deer Valley.

What is the Best Area to Own a Home in Deer Valley?

When buying a home in the Deer Valley resort area, you have many options. But, first, I think it's always a good idea to broaden your search and consider if a large Deer Valley condominium will also be a good option for you.

Your budget will be the first way to trim up your Deer Valley real estate search. I tend to put a ten to twenty-percent cushion on a home search, so buyers understand the market a little above where they are looking to purchase and a little below. Also, depending on your search, you may only have a few homes currently on the Park City MLS.

Next, you will need to decide how much ski access plays into your decision. If you demand the best ski access, you'll want to be in Upper Deer Valley or Empire Pass. The runs in Deer Crest can be challenging in the early or late ski season.

If there is limited inventory, the age of a home can be one of the most challenging aspects of your search. Previous owners may have built houses in the prime Deer Valley parcels first, so don't rule out a home with great bones and extensive views because it isn't new construction. Typically, you can easily update a Deer Valley home without moving too many walls or making additions because the square footage tends to be large and even homes built in the 90s' have open floorplans.

Extensive Views, everyone wants a great big view when searching for a home in Deer Valley. However, some like to feel nestled in the trees, so we have options for an "in the trees" feel.

Remember that Deer Valley only allows for skiers, so if you have a snowboarder in the family, they will need to travel to Park City Mountain Resort or The Canyons Village. While The Colony at White Pine Canyon is in Canyons Village, there are some excellent luxury home options as a substitute.

We should have your search narrowed to a handful of properties by this point. It's typically best to view these homes in person, and many of the MLS listings will have a virtual tour with a 3D walkthrough. However, we can't replace the feeling you'll get when walking in the front door, and we'll need to experience these homes in person.
