What is a Park City Luxury Property?
Luxury is a challenging term to define and is often misused. The dictionary states luxury is "the state of great comfort and extravagant living." By that term you could almost say every property in Park City is a luxury property. Others believe that Luxury is in the top 10% of the market - which I do not feel is correct. In Park City, Utah, I believe the luxury real estate market begins at $3,000,000 USD.
If a property is listed for sale at or above $3m the finishes should be acceptable for the most selective home or condo buyers. I have created this page to show the finest properties in Park City that start at the $3m price point.
What a Park City Luxury Property Includes
A luxury home or condo in Park City will typically include high-end interior finishes, professional-quality kitchen appliances including Sub-Zero or Wolf. Many of the condos will have hotel-like amenities such as concierge services, a fitness center, a large pool, and a spa.
If you're searching for a luxury ski property it should be close to ski access or have direct access to Deer Valley Resort, Park City Mountain Resort, or The Canyons Village. If you're not as concerned about ski access there will be luxury properties within the Aerie, Thaynes Canyon, Park Meadows, Sun Peak, Glenwild, Old Ranch Road, and Promontory Neighborhoods. Unless directly on the ski resorts all of these properties should have fantastic views of the mountains of Utah. Park City Luxury Homes
Luxury Homes can be found throughout Park City. Deer Valley Real Estate offers luxury homes for sale with and without ski access that are luxury. The newer homes will tend to be in Deer Crest, followed by Empire Pass, and Upper Deer Valley. Lower Deer Valley provides a wide array of luxury homes but they will not have ski access.
Luxury homes for sale in Old Town will tend to be smaller than the rest of town and have a more vertical build - many of the homes will have elevators. If you're interested in Old Town but looking for a larger home and possibly better views Aerie is the next best option. Moving away from historic Park City the neighborhood, Park Meadows should provide great views while only being a few minutes from the ski resorts - giving you the options to choose between Deer Valley, Park City Mountain Resort, and The Canyons.
On the other side of the road, Thaynes Canyon is an alternative option for single-family homes. Thaynes will provide views, some homes sit on small ponds, and it feels more in the trees than other areas that have been discussed. If you travel just down the road for about two minutes you will arrive at the gates of The Colony at White Pine Canyon. The Colony is one of the most luxurious neighborhoods in Park City and sits within the Canyons resort where many of the homes have ski-in-ski-out access. When leaving The Colony you can take a left to go down to the Old Ranch Road area.
Old Ranch Road real estate has some of the best views of the ski resorts, mainly The Canyons but you can see up to Deer Valley. Many of the homes in the Old Ranch Road area will have preserved land that is boarding the property to ensure you'll always have your view - the views are incredible.
Park City Luxury Condos
The most luxurious condos in Park City will be located around the ski resorts or in Old Town on Historic Main Street with nearby restaurants and shopping.
Luxurious condos in Park City can be found at The Montage Deer Valley, St Regis Deer Valley, Stein Eriksen Residences, Pendry Park City, and in several areas of Old Town, specifically in the new development of Kings Crown.
Although the price point for Waldorf Astoria in The Canyons Village doesn't meet the luxury mark of $3,000,000 I would consider it luxury.
Quick Story: I was recently showing luxury homes to a client from Florida that had been on my site for several years. He noted that having "boots on the ground" and viewing property makes you really understand that almost every neighborhood in Park City is about five to ten minutes from a ski resort or Main Street.
Park City Luxury Golf Homes
Homes in the golf communities of Park City are luxurious because they are gated communities that offer an incredible amount of amenities. Golf homes in Park City are extremely popular - I've built a page dedicated to Park City golf communities!
You'll want to focus on the golf communities of Promontory, Glenwild, Tuhaye, and Victory Ranch. My personal note on the golfing communities page is that Promontory is the most popular, I believe that Tuhaye has the largest upside, and Victory Ranch may just be the most fun.
About the Park City Luxury Home Buyer
The Park City typical buyer has changed over the past several years. There was a time when people would come in and say they wanted to buy a property in Deer Valley or right in Old Town but that has changed.
Over the past month, I have worked with four different Park City luxury home buyers that aren't set in one area. Two out of the four were considering other areas of the country but after a few days in Park City, they know they will buy a home here. All of these buyers wanted to check out Promontory for the value and views but were also interested in properties in Deer Valley.
The areas of Park City can be very different from one another and are truly unique. My goal is to ensure that when you buy a property in Park City you never say - "I wish I would have known about a specific neighborhood." The areas of town can usually be narrowed down to two or three communities within an afternoon and then we can really start digging into properties that are available on the Park City MLS. If you love an area but there are no homes for sale I start searching for off-market properties.
In the luxury real estate market there are sellers that would like to sell but don't necessarily want to put their home on the market to have everyone walk through their home or have an article wind up on the internet that their multi-million-dollar home is being sold. True Story: We have a home listed for a wonderful client in California and last week I received a notification in my email that there was a news story about "Park City Real Estate." A third party had somehow found out that this gentleman decided to sell and it became a news story. I've seen this several times recently with household names.
