Luxury ski condos in the Deer Valley are within the sub-areas of the Deer Valley Resort. The four areas of Deer Valley Resort are within Park City, locally known as Lower Deer Valley, Upper Deer Valley, Empire Pass, and Deer Crest. 

· Lower Deer Valley Condos are typically a short walk or shuttle ride to the ski lifts of Snowpark Lodge at Deer Valley Resort. In addition, deer Valley is a quick bus trip to Park City's Historic Main Street to enjoy fine dining and shopping. Lower Deer Valley condos offer the top walkability score to Main Street Park City, plus superb hiking and biking. 

· Upper Deer Valley Condos for sale are centered around the Silver Lake Village at the Deer Valley Resort area and are either ski-in-ski-out options or a quick walk to the slopes - there are also several dining options in the area. Stein Eriksen Residences and Goldener Hirsch are the newest and most popular condos. 

· Luxury Empire Pass condos offer the highest percentage of ski-in-ski-out condos in Deer Valley. Empire Pass was developed in the 2000s and still offers several new or soon-to-be-built condo options. There are several newly built condo developments in Empire Pass that we outline at the link above. Most of the condominiums in Empire Pass are located within The Village, exuding The Montage. · Deer Crest Condos and townhomes offer some larger condos for sale in Deer Valley and a wide selection at St Regis Deer Valley. In addition, deer Crest has some new construction options that are a worthwhile discussion in Founders Place.

The Deer Valley ski resort area is frequently rated as one of America's most luxurious ski resorts. With an average snowfall of 300", 2,026 skiable acres, 21 lifts, and 101 trails, Deer Valley is spending the winter nights ensuring ski trails are perfectly groomed. In addition, the Salt Lake International Airport is the most reliable in the nation to ensure you can fly to Utah and hit the runs of Deer Valley on the same day.

When owning a condo in Deer Valley, you are at one of the best resorts in America and can slide into your hot tub before enjoying the fine dining that Park City has to offer. In the summer, you can spend your days walking or biking the trails of Deer Valley or slide down to Lower Deer Valley for the Deer Valley Concert Series. Deer Valley property owners may offset their cost of ownership by renting their condo out throughout the year.

What Should I Know When Buying a Condo in Deer Valley, Utah?

Deer Valley condominiums are lovely in the winter and maybe even better in the summer. Recently, I have had several clients buy condos in Deer Valley just for the summer, and during the winter, they may offset their cost of ownership by renting the property on a nightly basis.

Unless the condo is a luxurious condo-hotel (examples: St. Regis, Stein Eriksen Residences, Montage Deer Valley), you can have a third party rent the property, or you can use a VRBO setup that allows you to hire cleaners and run the property's locks off of wifi to provide access to the guests. 

When comparing condos in the four different areas in the Deer Valley area, it's good to know that there's a 1% transfer fee in Empire Pass. The buyer typically pays transfer fees and funds the HOA's to help keep the monthly cost down and improvements up. 

Lastly, most of the Deer Crest's condos are in the St. Regis Deer Valley, but some other townhomes offer ski-in-ski-out from a private gondola. There is a possibility that condos are not listed for sale on the Multiple Listing Service or any websites. If you have a specific area you're interested in, please get in touch with me. What's the Price Range of a Deer Valley Condo?

Deer Valley condominiums come in all different shapes and sizes. While they are close to the slopes, some properties may have better ski access, newer age, or better views. As a result, there's a wide range of selection for real estate in Deer Valley. 

Smaller condos without ski access tend to start around the $900,000 price range. Larger condos live more like single-family homes at over 4,000 square feet and are priced in the multi-million dollar price range. Ski access tends to start at around $2,500,000. What to do if you are considering buying a Deer Valley condo without ski access

Let's say you like a Deer Valley ski condo that doesn't have ski access and would like to have more amenities - there are options.

There is the possibility of joining the Deer Valley Club, which provides owners a fitness club, heated saltwater pool, ski valet, private ski lockers, wine storage, etc. The second option is The Deer Crest Club, although there is a waiting line, offers ski access along with dining, St. Regis pool, Remède Spa, business lounge, ski lockers, parking, and transportation.
