Red Ledges Review
The Red Ledges community has come into its own over the past decade. The community offers amenities like other golf course communities in the Park City area, but homes tend to be priced lower than the others.
The ski lift of Jordanelle Express Gondola is twelve minutes from the Red Ledges gates and the new Mayflower ski resort will only add to the value of this top Utah resort community. Views of Timpanogos appear to be through a magnifying glass and provide for incredible sunsets.
Consider purchasing a property in Red Ledges if you're looking for high amenities, close to skiing Deer Valley, and you want big mountain views.
Red Ledges Real Estate Information
Red Ledges homes for sale are in a 2,000-acre gated golf course luxury community in Heber City, Utah. The development offers extraordinary views of Mount Timpanogos, a Jack Nicklaus Signature golf course, only 12-minutes from Deer Valley and Park City Mountain Resort, and plenty of year-round amenities.
In terms of marketing, this community is often positioned as being in Park City. The property is close to Park City and has ski amenities in Deer Valley but homes in Red Ledges will have a Heber, Utah address.
Red Ledges Homebuilding
New construction in Red Ledges is extremely popular as the neighborhood offers some of the finest luxury homes in the Heber Valley. New construction is booming, and this community is known as the top neighborhood in Heber for luxury homes over $3,000,000.
There are approximately 400 luxury homes completed, 100 under construction, and 40 in the design process.
If you are considering building a home in Red Ledges, you'll have a pre-designed meeting, a sketch plan review, and a non-refundable architectural review fee of $3,500 plus 25 cents a square foot.
When living in Red Ledges you have the option of purchasing a newly built home or building the home you've always dreamt about. The style of homes being built over the past few years is typically mountain contemporary.
About Red Ledges Golf Course
The Red Ledges golf course is 18 holes. There are plans for a short course nine-hole. The golf course is a Jack Nicklaus Signature golf course. The clubhouse features a restaurant, pro shop, and swim and fitness.
The master plan calls for nearly 1,200 homes and a recreational focused community. Out of the 1,200 homes, they'll only be 400 golf memberships, so there will be some owners that don't have golfing rights. But they can still have a social membership.
It took the developer about 33 years to put Red Ledges together and over 27 transactions. There are over 2,000 acres here in Red Ledges. A bonus to Red Ledges is the two reservoirs of Deer Creek and Jordanelle for nearby boating and fishing. Red Ledges is in the Wasatch County School District.

The Benefits of Living in Red Ledges
Red Ledges provides a fantastic location if you enjoy hiking, biking, skiing, horseback riding, and other outdoor activities. The community offers plenty to do so it's easy to meet people if you're moving into the neighborhood. Scheduled group outings for residents happen regularly.
Red Ledges has recently built a new pool with a water slide and a restaurant. Red Ledges will continue to operate the current clubhouse and pool to appeal to the quieter crowd.
This area is an easy commute to Heber for groceries and still a quick 45-minute trip to Provo or Salt Lake City. The advantage of living here over other golf communities is that the pricing of homes or cottages has a lower entry point, and the views are fantastic.
Red Ledges Offers Affordable Luxury
Affordable luxury is an oxymoron and quite honestly one of my pet peeves when you see signs offering affordable luxury but compared to other golf communities in the Heber and Park City area Red Ledges does offer affordable luxury.
The Red Ledges community offers many of the same benefits as Promontory, Victory Ranch, and Tuhaye but at a lower price point. As you can see in the picture on the right there are twin homes that provide easy maintenance of the exterior and yard via the HOA - the deer in this photo are included in the purchase of any property in Red Ledges.
Red Ledges Amenities (Update 2022)
Red Ledges offers a Cliff Drysdale Tennis program for private tennis lessons, group clinics, and tournaments. There are four permanent courts and two are in a protected bubble during the winter. This is one of the first tennis programs offered by the U.S. Open Doubles champion.
Four new tennis courts are being built near the Village Center and will eventually be enclosed. There are plans for two additional outdoor courts as well.
With more courts comes more amenity options. The popularity of Pickleball has Red Ledges building six permanent pickleball courts. Additional instructors for pickleball and tennis are being added to the master plan.
In the first phase of the Village Center, Red Ledges opened a resort-style pool, a 144-foot water slide, lap pool, water playground, outdoor games, and a poolside bar and grill with a full food menu. Red Ledges has already added an additional kid's pool and will soon be adding 1 while also improving hiking and biking trails.
Red Ledges Home and Lot Sizes
Red Ledges has built cabin style homes that start at two bedrooms, 1362 square feet, and on 1/10th of an acre in a planned development. Custom homes have been built as large as eight bedrooms, 20,905 square feet, and on an extremely rare 5.84 acre lot.

Properties for sale in Red Ledges have been restricted with a lack of inventory. Below is a table to review the sales history of Red Ledges since 2016. You will notice that in 2021, lot sales more than doubled while the number of homes sold was down by nearly 27%.
There have been times in the recent eighteen months where there was not a home for sale in Red Ledges. In 2022, we hope that builders can receive supplies easier than in the past two years and Red Ledges sellers get back to a normal life where resales become available.
