Red Ledges Real Estate Overview

The Red Ledges community has come into its own over the past decade. The community offers amenities like other golf course communities in the Park City area, but homes tend to be priced lower than the others.

The ski lift of Jordanelle Express Gondola is twelve minutes from the Red Ledges gates, and the new Mayflower ski resort will only add to the value of this top Utah resort community. Views of Timpanogos appear to be through a magnifying glass and provide incredible sunsets.

Red Ledges homes for sale are in a 2,000-acre gated golf course luxury community in Heber City, Utah. The development offers extraordinary views of Mount Timpanogos, a Jack Nicklaus Signature golf course, only 12-minutes from Deer Valley and Park City Mountain Resort, and plenty of year-round amenities.

 

Building a Home in Red Ledges

New construction in Red Ledges is famous as the neighborhood offers some of the finest luxury homes in the Heber Valley. New construction is booming, and this community is known as the top neighborhood in Heber for luxury homes over $3,000,000.

There are approximately 400 luxury homes completed, 100 under construction, and 40 in the design process.

If you consider building a home in Red Ledges, you'll have a pre-designed meeting, a sketch plan review, and a non-refundable architectural review fee of $3,500 plus 25 cents a square foot.

When living in Red Ledges, you can purchase a newly built home or build your mountain dream home. The style of homes built over the past few years is typically mountain contemporary.

About Red Ledges Golf Course

The Red Ledges golf course is an 18-hole course by Jack Nicklaus. In addition, there are plans for an additional short course nine-hole and clubhouse that features a restaurant, pro shop, swimming, and fitness.

The master plan calls for nearly 1,200 homes and a recreational-focused community. Out of the 1,200 homes, there'll only be 400 golf memberships, so some owners don't have golfing rights. But they can still have a social membership.

It took the developer about 33 years to put Red Ledges together and over 27 transactions. There are over 2,000 acres here in Red Ledges. A bonus to Red Ledges is the two reservoirs of Deer Creek and Jordanelle for nearby boating and fishing. In addition, Red Ledges is in the Wasatch County School District.

The Benefits of Living in Red Ledges

Red Ledges provides a fantastic location if you enjoy hiking, biking, skiing, horseback riding, and other outdoor activities. The community offers plenty to do, so meeting people is easy if you're moving into the neighborhood. In addition, scheduled group outings for residents happen regularly.

Red Ledges has recently built a new pool with a water slide and a restaurant. However, red Ledges will continue operating the clubhouse and pool to appeal to the quieter crowd.

This area is an easy commute to Heber for groceries and a quick 45-minute trip to Provo or Salt Lake City. The advantage of living here over other golf communities is that the prices of homes or cottages have a lower entry point, and the views are fantastic.

Red Ledges Offers Affordable Luxury

Affordable luxury is an oxymoron and, quite honestly, one of my pet peeves when you see signs offering affordable luxury. However, compared to other golf communities in the Park City area, Red Ledges does provide the best value of luxury golf homes in the Park City area.

The Red Ledges community offers many of the same benefits as Promontory, Victory Ranch, and Tuhaye but at a lower price. As you can see in the picture on the right, twin homes provide easy exterior maintenance and yard via the HOA - the deer in this photo is included in purchasing any property in Red Ledges.

Red Ledges Home and Lot Sizes

Red Ledges has built cabin-style homes that start at two bedrooms, 1362 square feet, and on 1/10th of an acre in a planned development. In addition, custom homes have been as large as eight bedrooms, 20,905 square feet, and on a scarce 5.84-acre lot.

Red Ledges Amenities (Update 2022)

Red Ledges offers a Cliff Drysdale Tennis program for private tennis lessons, group clinics, and tournaments. There are four permanent courts, and two are in a protected bubble during the winter. This is one of the first tennis programs offered by the U.S. Open Doubles champion.

Four new tennis courts are being built near the Village Center and will eventually be enclosed. There are plans for two additional outdoor courts as well.

With more courts come more amenity options. The popularity of pickleball has Red Ledges building six permanent pickleball courts. Additional instructors for pickleball and tennis are in the master plan.

In the first phase of the Village Center, Red Ledges opened a resort-style pool, a 144-foot water slide, a lap pool, a water playground, outdoor games, and a poolside bar and grill with a full food menu. Red Ledges has already added a kid's pool and will soon add one while improving hiking and biking trails.

In the recent eighteen months, there have been times when there were no homes for sale in Red Ledges. In 2022, we hope builders can receive supplies more accessible than in the past two years and Red Ledges sellers return to an everyday life where resales become available.
