Breadcrumbs: Home / Park City Real Estate / Homes with RV Garages or Boat Parking
Homes with RV garages, oversized storage bays, boat parking, or space for recreational vehicles are difficult to find in the Park City area. When the right property becomes available, the details matter. A large driveway is not the same as approved RV storage, and an oversized garage does not always have enough door height, depth, or turning room for a motorhome or boat trailer.
This page includes current MLS listings throughout the greater Park City area. Depending on inventory, the results may include Park City, Snyderville Basin, Silver Creek, Jeremy Ranch, Pinebrook, Summit Park, Heber City, Midway, Kamas, and nearby communities.
What Counts as RV or Boat Parking?
The phrase can describe several very different features:
- A fully enclosed RV garage with a tall door
- An extra deep or extra tall garage bay
- A detached shop or permitted outbuilding
- A paved RV or boat pad beside the home
- A gated side yard with approved vehicle storage
- An extended driveway that may or may not permit long-term storage
The MLS label is only the starting point. The exact dimensions, legal use, HOA rules, zoning, permits, access, and utility connections should be verified for every property.

Park City Area Homes with RV and Boat Garages
MLS descriptions and feature fields are not always consistent. A listing appearing here does not guarantee that a particular RV, motorhome, boat, trailer, or recreational vehicle will fit or that exterior storage is permitted. Buyers should verify the exact property before relying on the feature.

My Take on RV Garage Homes in Park City
An RV garage can be a valuable feature, but I do not rely on the listing label alone. I want to know whether the vehicle actually fits, whether the owner is allowed to store it there, and whether the property will remain practical during a Park City winter.
The most important measurements are the garage door height and width, the clear interior depth, ceiling height, turning radius, driveway slope, and distance between the road and the garage. Snow storage also matters. A garage may be large enough inside but difficult to reach after a storm or impossible to approach with a long trailer.
I also look at heat, drainage, electrical service, water, floor drains, ventilation, and whether the space was legally permitted. A finished and heated RV bay is very different from an uncovered parking area or an older outbuilding that was never approved for its current use.
Types of RV and Boat Storage
Enclosed RV Garage
A true RV garage usually has a taller garage door, additional interior depth, and enough ceiling clearance for a motorhome, camper, wake boat, or enclosed trailer. Some include heat, floor drains, power, water, storage cabinets, or workshop space.
Buyers should measure the narrowest and lowest points rather than relying on the advertised garage dimensions. Door tracks, openers, lights, cabinets, stairs, mechanical equipment, and ceiling beams can reduce the usable clearance.
Oversized Garage Bay
An oversized bay may work well for a boat, a smaller camper, a utility trailer, motorcycles, snowmobiles, bicycles, or outdoor equipment. It should not automatically be described as an RV garage unless the door and interior dimensions support that use.
Buyers who need additional vehicle space may also want to review Park City homes with three or more garage bays.
Detached Shop or Outbuilding
Detached shops can provide excellent storage, particularly on larger parcels. The structure should be reviewed for permits, setbacks, electrical service, heating, insulation, fire separation, drainage, and permitted use.
A physical shop is not necessarily a legal dwelling, commercial space, guest house, or overnight RV space. Those uses must be verified separately.
RV Pad or Exterior Boat Parking
A paved pad or gated side yard can be useful, but exterior parking is more likely to be affected by HOA rules, design guidelines, screening requirements, zoning, and neighborhood restrictions.
The surface, drainage, slope, gate width, turning area, snow removal, and visibility from neighboring properties should all be considered.

HOA, Zoning, and Parking Rules Matter
Not every property with enough physical space allows RV or boat storage. Buyers should review all applicable rules before assuming the feature will work for them.
The controlling documents may include:
- Municipal or county development codes
- HOA declarations and CC&Rs
- Architectural and design guidelines
- Subdivision plats and easements
- Parking and vehicle restrictions
- Screening and fence requirements
- Building permits and certificates of occupancy
- Rules governing electrical, water, and sewer connections
Park City Municipal does not provide public overnight parking for RVs, boats, or trailers. Private property storage is a separate question and depends on the exact parcel and the rules governing it.
Owners should also confirm whether an RV can remain connected to utilities, whether it may be occupied, and whether guests may sleep in it. Permission to store an RV does not automatically create permission to use it as a second residence.
Where to Look for RV Garage Homes
The best area depends on whether you need an enclosed luxury garage, a detached shop, exterior parking, acreage, or simple storage for a smaller boat or trailer.
Silver Creek and Old Ranch Road
Larger parcels and a more open setting can make Silver Creek and parts of the Old Ranch Road corridor worth investigating. Some properties have detached buildings, workshops, extended driveways, or room for additional storage.
Lot size alone does not guarantee permission. Zoning, setbacks, wetlands, easements, well and septic locations, and recorded restrictions must still be reviewed.
Trailside and the Snyderville Basin
Trailside, Silver Creek South, and other Snyderville Basin neighborhoods occasionally offer larger garages or side parking. HOA restrictions and lot configurations vary considerably, so each property should be evaluated individually.
Jeremy Ranch, Pinebrook, and Summit Park
Homes in Jeremy Ranch, Pinebrook, and Summit Park may offer three-car garages, deep bays, or additional storage. Hillside lots, steep driveways, winter access, and HOA rules can make exterior RV storage more difficult, even when the home has enough land.
Promontory, Glenwild, and Red Hawk
Custom luxury homes may include large heated garages, additional bays, golf cart storage, workshops, or dedicated recreational vehicle space. Exterior storage is often tightly controlled, making an enclosed and approved garage particularly important.
Heber Valley, Midway, Kamas, and Eastern Summit County
The broader Park City area generally provides more opportunities for acreage, detached shops, RV bays, and exterior storage. This is one reason the live search may include properties in Heber City, Midway, Daniel, Kamas, and nearby communities.
Buyers seeking larger parcels may also want to review Park City area equestrian properties, where shops, trailer storage, and additional outbuildings may be more common.
Boat Storage and Nearby Reservoirs
A home with secure boat storage can make summer ownership considerably easier. Jordanelle Reservoir, Deer Creek Reservoir, and Rockport Reservoir all offer boating and other water recreation in the broader Park City region.
Jordanelle Reservoir
Jordanelle State Park includes boating, fishing, camping, paddling, and marina access. Buyers who use Jordanelle regularly may prioritize homes east of Park City, near Highway 40, or in the Heber Valley and Jordanelle corridors.
Deer Creek Reservoir
Deer Creek State Park supports boating, sailing, fishing, paddling, and other water activities. A home in Heber Valley or Midway may provide a practical base for owners who spend significant time there.
Rockport Reservoir
Rockport State Park offers boating, water skiing, fishing, and camping. Properties toward Silver Creek, Wanship, Kamas, and eastern Summit County can provide convenient regional access.

Buyers who place a high value on access to water may also want to explore waterfront properties in and around Park City.
What Buyers Should Measure and Verify
Before writing an offer, I recommend confirming the following:
- Garage door height and width
- Clear interior bay depth
- Ceiling height and overhead obstructions
- Vehicle and trailer turning radius
- Driveway width, slope, and surface
- Gate width and side-yard access
- Snow removal and snow-storage areas
- Heat, insulation, drainage, and ventilation
- Electrical capacity and outlet locations
- Water, sewer, and utility connections
- Floor drains and oil-separation requirements
- Building permits and final approvals
- HOA and architectural review requirements
- Zoning and exterior vehicle-storage rules
- Insurance coverage for the structure and stored equipment
- Any limitations on occupying or connecting utilities to an RV
Bring the exact specifications for the RV, boat, trailer, roof accessories, hitch, mirrors, ladders, and other equipment. A few inches can determine whether a space works.
Building a Home with an RV Garage
When the right resale property is not available, purchasing land and building can provide more control over the garage layout. A custom plan can account for door height, bay depth, workshop space, storage, mechanical systems, trailer approach, driveway grade, and snow management from the beginning.
Before buying land, buyers should evaluate:
- Zoning and permitted accessory structures
- HOA architectural guidelines
- Maximum building height
- Lot coverage and setbacks
- Driveway slope and fire-access standards
- Utility availability
- Well and septic placement
- Wetlands, easements, and sensitive lands
- Excavation and retaining-wall requirements
- Construction and design-review timelines
Explore Park City area land for sale if a custom home and RV garage may be the better solution.
Selling a Home with an RV Garage or Boat Parking
These features should be marketed with accurate measurements and documentation. Buyers need more than a photograph of a large garage.
A strong listing package should identify:
- Garage door dimensions
- Interior bay dimensions
- Heat and insulation
- Electrical and water service
- Floor drains and ventilation
- Permits and approvals
- Exterior access and turning space
- HOA approval when applicable
- Included storage systems and equipment
I would not market a property as having an RV garage unless the dimensions and legal use support that description. Precise information creates better inquiries and reduces surprises during due diligence.
Frequently Asked Questions
What is the difference between an RV garage and RV parking?
An RV garage is generally an enclosed space with enough door height, width, depth, and interior clearance for a recreational vehicle. RV parking may describe an exterior pad, side yard, driveway, carport, or other approved storage area.
Can I park an RV or boat outside my Park City home?
It depends on the property. Municipal or county codes, HOA restrictions, design guidelines, screening requirements, and recorded covenants may all apply. Physical space does not guarantee legal permission.
Can someone live in an RV parked on the property?
Not automatically. Permission to store an RV is different from permission to occupy it, connect it to utilities, or use it as an additional dwelling. Those uses should be verified with the governing jurisdiction and HOA.
Are RV garages usually heated?
Some are heated and insulated, while others are not. Buyers should also confirm ventilation, drainage, electrical capacity, water service, and winter access.
Which Park City neighborhoods are most likely to have RV storage?
Silver Creek, Old Ranch Road, Trailside, Jeremy Ranch, Pinebrook, Summit Park, Red Hawk, and some custom-home communities may offer opportunities. The broader search should also include Heber Valley, Midway, Kamas, and eastern Summit County.
Does the MLS identify every home with RV or boat parking?
No. Listing agents may describe the feature in different ways, including RV garage, oversized garage, extra deep bay, boat storage, shop, outbuilding, trailer parking, or recreational vehicle space. Some suitable properties may not appear in an automated search.
Can I add an RV garage after buying a home?
Possibly. Approval may depend on zoning, setbacks, lot coverage, building height, driveway access, HOA design review, utilities, fire access, and site conditions. Feasibility should be investigated before purchase.
Are all listings on this page inside Park City limits?
No. The search covers the greater Park City area and may include properties in unincorporated Summit County, Heber City, Midway, Daniel, Kamas, and nearby communities that match the RV or boat storage criteria.
Buying or Selling a Park City Area Home with RV Storage
RV garages and boat-storage properties require more due diligence than a standard garage search. The right property must fit the equipment, comply with the rules, and function in every season.
I can help you identify the strongest listings, confirm the important measurements, review HOA and zoning concerns, and compare resale homes with custom-building options.
