Buyers arriving from Los Angeles, San Francisco, New York, Dallas, and Denver often have a clear budget but a vague sense of what that budget will produce in this market. A $5 million home in Promontory looks nothing like a $5 million condo at Deer Valley. Buyers at the $5 million level would be looking at resale product or potentially a lot purchase with a future custom build, though all-in construction costs would push the total well above $5 million.
Ski-Adjacent and Resort Properties at $5M
In the Deer Valley corridor, $5 million buys a two- or three-bedroom condo in one of the branded resort developments. Four Seasons Deer Valley residences start at just over $3 million and climb past $14 million. Waldorf Astoria residences range from approximately $4.2 to $9.4 million. At Canyons Village, $5 million stretches further. Ski-In/Ski-Out Estates
The Colony at White Pine Canyon is where most $10 million conversations start. The community's average sale prices have surpassed $17 million, but entry-level opportunities on smaller lots or older builds can surface closer to $10 million. The Colony provides gated access, multi-acre homesites, direct ski corridors to Park City Mountain Resort, and 90% permanent open space protection. These are among the largest private ski-accessible parcels in the western United States.
In Deer Crest, $10 million buys a mid-range estate with true ski-in/ski-out access to Deer Valley Resort. Deer Crest is gated, and the community has recorded sales above $60 million, so $10 million represents the entry to the mid-tier of what is available. Empire Pass offers limited condo and townhome inventory near Silver Lake with Talisker Club access, though availability is constrained and turnover is low.
Golf and Estate Properties at $10M

With all 144 estate lots committed and the first Tiger Woods-designed golf course in Utah under development at Marcella Club, this corridor is attracting the same buyer profile that historically focused on The Colony and Deer Crest.
Old Ranch Road and Private Estates
Old Ranch Road offers something the resort communities cannot: flat acreage, equestrian zoning, and complete design freedom without HOA constraints.
