Deer Valley is a small market. At the end of July 2026, the five Deer Valley areas held 24 active residential listings, 23 of them detached and one attached. Condominium and residence club inventory is largely outside this set. That count is the first thing worth understanding. When a market runs this thin, resort-wide averages tell you very little, and the area you choose sets your price per square foot before you have looked at a single floor plan.

The Deer Valley Market at a Glance
Three listings sit below $5 million, and seven sit above $20 million. That distribution matters more than the median. Entry into a Deer Valley home currently starts around $5 million, and the top of the market now extends well past where it sat five years ago. Every listing above $20 million in this set is either newly built or built within the last two decades, and five of the seven are in the eastward Deer Valley Expansion.
Rental permissions vary. Seventeen of the 24 listings are identified in the MLS as allowing nightly rental. That field reflects what the listing broker entered, not a legal determination, so the applicable CC&Rs, municipal rules, and property-specific restrictions should be confirmed on any property you pursue.
Time on market is uneven. The median is 49 days, but several listings have been available for more than six months. In a market this small, a long marketing period can point to pricing posture, condition, or an access limitation, and it is worth understanding the cause on any property that has been sitting.
Lower Deer Valley: Where the Market Starts
Lower Deer Valley holds seven of the 24 active listings, priced from roughly $4.9 million to $8.0 million with a median near $5.5 million. Median price per square foot runs about $906, the lowest in the resort area by a wide margin. Homes here average around 6,300 square feet on lots near a third of an acre, with most construction dating to the early and mid 2000s.
This is the practical end of the Deer Valley market. Buyers get proximity to Main Street and the Snow Park base, and on a price-per-square-foot basis, they pay roughly 40 percent less than in Deer Crest. Median time on market here is the longest in the resort at about 126 days. That longer marketing period may create negotiating opportunities on properties where pricing, condition, or access has limited buyer activity, though it should be evaluated property by property. Upper Deer Valley: Elevation and Silver Lake Access
Upper Deer Valley is the thinnest established segment, with four active listings running from about $5.9 million to $22 million and a median near $9.7 million. Median price per square foot sits around $1,528. The housing stock is split: several homes built in the late 1980s and 1990s alongside recent construction, which is why the price per square foot range here is the widest of any Deer Valley area, roughly $1,214 to $2,302.
Buyers focused on this area are usually prioritizing elevation, Silver Lake dining, and shorter ski access. Listings here also carry the shortest median time on market in the resort area at about 32 days, though with only four properties in the segment that figure moves easily. Deer Crest: Scale and Privacy
Deer Crest carries seven active listings, from roughly $8.9 million to $25 million, with a median near $15.5 million and a median price per square foot around $1,550. This is where the large homes are. Median size is about 10,000 square feet on lots averaging three-quarters of an acre, roughly double the typical Lower Deer Valley parcel.
All seven active Deer Crest listings in the current MLS set are identified as allowing nightly rental, which separates this area from the newer eastern communities, though buyers should still verify the CC&Rs and any property-specific restrictions. Empire Pass: Very Little Detached Inventory
Empire Pass shows a single active detached listing in this set, priced at $21.5 million, or roughly $2,930 per square foot, the highest figure in the resort area. One listing is not a pricing trend. It is a supply observation. Empire Pass was developed primarily as attached residences and residence clubs, so detached inventory there is limited by design and rarely comes to market.

The Deer Valley Expansion: Marcella and Velvaere
The eastward Deer Valley Expansion accounts for five active listings, all built or completing between 2025 and 2027. Prices run from about $7.6 million to $27.9 million, and this segment holds the highest median list price in the resort area at roughly $22.5 million. Median price per square foot is near $2,640, above every established neighborhood except the lone Empire Pass listing.
Two points separate this segment from the rest of Deer Valley. First, every listing is new construction, so buyers are comparing finish packages and completion timelines rather than renovation history. Second, the rental fields differ. In the current set, the four Marcella listings are not identified as allowing nightly rental while the Velvaere listing is. If short-term rental income is part of your plan, confirm the governing documents and the current association policy on the specific property before you write an offer.

Price per square foot is a starting filter, not a conclusion. Two Deer Valley homes at the same figure can differ sharply on the points that determine daily use and resale: the actual ski route from the door, winter road maintenance, snow storage, driveway grade and orientation, association coverage and reserve history, and whether the rental permission attached to the property is written into the governing documents or merely customary.
