More than it did in 2018, and in different places than most sellers expect. Technology does not sell a Park City property on its own. What it controls is how many qualified buyers ever see the listing, how early they see it, and how accurately they understand it before they contact anyone. Those three factors set the size of the buyer pool, and the size of the buyer pool sets the price.

The short answer: Technology decides who sees your property. Pricing, condition, and negotiation decide what they pay for it. A seller who gets the first part right and the second part wrong still leaves money on the table. Both have to work.

Deer Valley is a small market. At the end of July 2026, the five Deer Valley areas held 24 active residential listings, 23 of them detached and one attached. Condominium and residence club inventory is largely outside this set. That count is the first thing worth understanding. When a market runs this thin, resort-wide averages tell you very little, and the area you choose sets your price per square foot before you have looked at a single floor plan.
