Deer Valley is a small market. At the end of July 2026, the five Deer Valley areas held 24 active residential listings, 23 of them detached and one attached. Condominium and residence club inventory is largely outside this set. That count is the first thing worth understanding. When a market runs this thin, resort-wide averages tell you very little, and the area you choose sets your price per square foot before you have looked at a single floor plan.

Deer Valley recorded 53 closed MLS sales from January 1 through June 30, 2026. Of those, 52 included a disclosed sold price and generated more than $300.3 million in reported sales volume. The average disclosed sold price was approximately $5.78 million, and the median was $5.05 million.

The headline numbers show strength, but Deer Valley is not one uniform market. A newer full-service condominium can command a much higher price per square foot than a larger detached home. Exact ski access, view, renovation level, HOA structure, rental rules, storage, parking, and ease of ownership all affect value.

The clearest measure of how the greater Park City luxury market has changed is the gap between two numbers. Median sale price held near $6.5 million from 2020 through 2025, while median price per square foot rose from $847 to $1,343, a 58% climb. The market did not move much at the headline median price level. It became more valuable per square foot, which is why a property that looks comparable to a 2021 sale on price often is not comparable at all.
