Bald Eagle Club real estate offers some of the finest ski-in-ski-out homes on Deer Valley Resort. Bald Eagle is a gated community with seven ski runs and three chairlifts (Carpenter Express, Homestake, and Crown Point). The 58 parcel development sits on 126 acres and more than have of the acreage has been set aside as open space. The lot sizes for the homes range from about 1.3 acres to 1.6 acres but feel larger because of the open space and big open views. The subdivision was developed in the late 1980s but there are still three parcels of land that have not been built on. One of the lot owners has been in the design process, with his architect, for the past few years.

Why I love Bald Eagle Real Estate!
I love homes with long views and also feeling like I'm in the mountains with trees around the property! The views from Bald Eagle are amazing and if you walk up a bit the 360-degree views to Jordanelle are awesome! Obviously, having ski-in-ski-out to Deer Valley with a 5,000 to 12,000 square foot homes makes Bald Eagle a top place to own a property in Park City. Also, the neighborhood is close to Silver Lake in Upper Deer Valley which makes it easy to ski home for lunch or run down to Silver Lake for a nice dinner - plus you're still within ten minutes of Old Town. Lastly, you can use the ski trails as summer fun for hiking, biking, and even for walking dogs.
Ski-In-Ski-Out Access to Bald Eagle Homes
Homes in Bald Eagle has access to Deer Valley from four blue ski runs (intermediate level of skiing). The homes on the south side of the development have access from Sunrise (appropriately named), the north side of the development has ski access onto Roamer, Rising Star connects the Roamer & Sunrise, and Kimberly is on the northwest side. The homes off of Kimberly tend to have great views of the Jordanelle Reservoir area.
The Story of Who Buys a Bald Eagle Home?
I recently represented the buyer on a Bald Eagle home. This lovely couple from Ohio first contacted me a few days before coming to Park City to look at real estate. Over a ten-month period and seven trips, we saw a total of 76 homes that were 5,000 to 12,000 square feet. Their requirements were to have a well-built home with fantastic views and to have trees around the property. Ski access wasn't in a big factor in the beginning but on their first trip to town, they discovered some of the best-built homes in Park City have ski-in-ski-out access. They not only viewed Bald Eagle but we started the process on a $2 million home in Pinebrook. We viewed homes in the Preserve, Promontory, Deer Crest, The Colony, and what seemed to be everywhere else in between - they knew the market well by the time they made their decision.
What You Should Know When Buying a Bald Eagle Home
Bald Eagle does not allow for nightly rentals because the owners voted to eliminate short term stays. What may be very important to know, and may not be, is that Bald Eagle was developed and many of the homes were built when a product called Entran II was used for radiant heat. Entran II is a flexible plastic pipe that is connected to the boiler and has fluid run through it to heat the home and possibly the driveway. There was a class-action lawsuit because the product failed but most of the piping has been replaced by now. Make sure your home inspector checks out the radiant heating system!
