Why I Love Colony Park City Real Estate
Starting to drive into the Colony entrance, you can feel your soul relax. Taking the winding road to a luxury cabin in the trees and passing the local wildlife of moose, deer, and elk makes you feel as if you were hundreds of miles from anywhere. The calmness of the tall pine trees and open meadows lets you feel alive.
Living or even visiting The Colony makes you feel like you're in a National Park. Homes have expansive views of Utah's mountains, mature pine trees, tall aspen trees, and streams through the meadows.
Every home in The Colony is a custom home that is more of a work of art than a building. Constructing houses with fine materials from all over the world can take several years. The Colony is one of the main reasons I decided to sell Park City real estate.

HOA Fees, Rules, and Building Guidelines
The Colony Homeowners Association (HOA) oversees community maintenance, including snow removal, security, reserve funds, and common area taxes. Annual HOA dues for 2025 are $29,135. Key rules include prohibitions on short-term rentals more frequent than every 28 days, as noted in the rental policy section.
Building guidelines emphasize preserving natural beauty: Each homesite has a designated building envelope of about 0.5 acres, with the rest as open space. There is no minimum or maximum size for the main house, but guest houses are limited to a 2,500 square foot footprint. Total site coverage cannot exceed 20,000 square feet. All designs must be approved by the Colony Design Review Board, with standards including height limits to maintain the community's aesthetic.
History of The Colony at White Pine Canyon
The Colony was settled by John George Condas, who made his way to America through Ellis Island in 1903 and settled in Park City, Utah. John acquired the property for his sheep-herding business a quarter through the century.
Sixty-nine years later, Iron Mountain Associates began to develop the Master Plan for what we now know as The Colony. From the stories that live on about John and his family, they felt like Less is More, and the developer has retained that philosophy.
You won't find any condos in the subdivision, but you will find homes on large acreage parcels and many of the original homestead buildings that the Condas family built in the early 1900s. The developer began working on The Colony Master Plan in 1992, and the first phase in 1998. Amazingly, the 30 parcels sold out immediately.
