Information About Park City Ski Homes & Where They Are Located

The Colony Ski Home for SaleThis page is will only show ski-in-ski-out single-family homes for sale in Park City.  Ski-in-ski-out homes, also known as slope-side, either have a ski easement to the subdivision, you can ski into the home, ski-out of the home, or both ski in and out of the home.  

We have a page solely dedicated to ski condos and another page to showcase both ski homes and ski condos on our ski properties for sale in Park City.  Ski homes can be found in one of three major areas of Park City - Old Town, Deer Valley, or The Canyons Village.  Old Town ski homes tend to be found on Woodside Avenue and Norfolk Avenue.  Deer Valley ski homes are found throughout Empire Pass, Upper Deer Valley, and Deer Crest.  Lastly, the Canyons Village offers ski homes in Timberwolf Estates, White Pine Ranches, Dutch Draw at Canyon Estates, and most of the homes will be found in The Colony at White Pine Canyon.  

Approximate Starting Price for Quality Ski Homes

Old Town provides the most "affordable" ski homes in Park City and starts around the $2,000,000 or a bit below.  The Canyons Village offers areas that are around the $3,500,000 range but The Colony really starts, and is very active, from $5,500,000 to $6,000,000.   Deer Valley is a bit more complex of a market with multiple areas that provide ski access to their homes - while some areas may be as low as $2,800,000 others may start at $5,000,000+.  There has been a sale in Deer Crest over $23,000,000. 

Advantages of Owning a Ski Home in Park City Vs Other States

Many of my clients start off their property searching trying to find a ski home in Colorado, Montana, and Wyoming.  Park City's advantage is that it's much easier to travel to Utah with the most reliable airport in the United States and there are many direct flights from all over the nation and world (Paris, Amsterdam, Mexico, and Canada).  Because of quick flight times, it's easy to get from New York, Illinois, Florida, California to the slopes of Park City within a few hours.  The drive time from the airport is unbeatable and that leads to owners using their property more than they even expect. Compared to many other ski towns Park City still has some of the most reasonable values and I believe that with Utah being one of the strongest state economies and ski resort improvements there is the biggest upside for appreciation.

  • Houston (IAH) - 3 hrs

  • Miami (MIA) - 6 hrs and 12 min
  • Amsterdam - 10 hrs and 5 min
  • Paris - 10 hrs and 15 min

Where is the Best Place to Buy a Ski Home?

Deer Valley Ski HomesI grew up skiing in Park City and have skied all over the western united states.  At the time I had a strong performing portfolio of investment properties in another state, I've since sold, and the ability to move anywhere we wanted.  After weighing the pros and cons there wasn't a better fit for us.  To narrow this down further for you:  Deer Valley is only for skiers, quiet, great views, and prides themselves on their groomed runs.  Old Town is for if you want to be close to dining and the attractions of Sundance/Nightlife. Lastly, The Canyons, mainly The Colony has magnificent homes with excellent settings and access to the largest ski resort in North Ameria.  

Using Your Ski Home in Summer and Fall

Year-Round Living in a Ski TownWhen first considering a ski home in Park City property searchers are just thinking about winter - what about the rest of the year?  Springtime soon turns into summer which provides wonderful cool days and chilly nights.  The town is still buzzing and even during the offseason, there are plenty of activities to do around town.  I've recently sold homes in Deer Valley where the new owners plan on spending more time at their new place in the summer and fall than in the winter.  When here for a few weeks you can also run down to Moab to hike or raft the Colorado River or up to Yellowstone to see Old Faithful, bison, and grizzly bears.  The story of all the people who live here is they came for the winters but stayed for the summers!  Homes on ski resorts tend to be around plenty of trees and big views so in fall you can relax while the leaves change.
