16 Reasons to Move to Park City, Utah

KEY POINTS: Park City combines resort-level amenities, top-ranked schools, a flat 4.45 percent state income tax, and a 35-minute drive to a major international airport. The Deer Valley expansion and the 2034 Winter Olympics add long-term momentum that few American towns can match.

The best small town in America is Park City, Utah. I have advised buyers and sellers in this market for nearly 20 years, and the reasons below come directly from what my clients tell me after they move. No other small town offers a luxury resort lifestyle 35 minutes from a major international airport. Fiber internet reaches many neighborhoods, cell coverage is strong, the public schools rank among Utah's best, and the community stays…

Being named Agent of the Month once is a nice moment. Being named three times in the same year does something different. It makes you stop and look back at how you actually got there.

KW Park City Keller Williams Real Estate named me Agent of the Month for April 2026, and then again for June and July, back-to-back. I appreciate the recognition. What I keep thinking about is the list of people it really belongs to.

Every Closing Started With a Conversation

None of this started with a transaction. It started with a phone call, an email, or a conversation at a kitchen table. Someone was thinking about selling a property they had owned for fifteen years. Someone else was trying to decide whether a ski property made sense for them. Another person was…

Updated July 10, 2026

Deer Valley recorded 53 closed MLS sales from January 1 through June 30, 2026. Of those, 52 included a disclosed sold price and generated more than $300.3 million in reported sales volume. The average disclosed sold price was approximately $5.78 million, and the median was $5.05 million.

The headline numbers show strength, but Deer Valley is not one uniform market. A newer full-service condominium can command a much higher price per square foot than a larger detached home. Exact ski access, view, renovation level, HOA structure, rental rules, storage, parking, and ease of ownership all affect value.

Building a custom home in Park City is one of the most consequential real estate decisions a buyer can make in this market. The variables, including lot selection, builder vetting, financing structure, HOA design review, county permitting, and construction oversight, all compound over a 14 to 24-month build cycle. This article walks through how the process actually works, what most buyers underestimate, and where the real risks live.

For the structured buyer-side service Derrik & Co. offers, see the Park City Home Builder Services for Buyers page. This article covers the broader process for buyers who are still researching whether custom building is the right move.

Factors that drive the resale value of a Park City home in 2026

Park City buyers know they are paying near the top of the cycle. Because of that, they expect a home or condo to be in high-grade condition the day they walk through the door. Move-in ready is the baseline, not a bonus.

That single shift, more than any other factor, is shaping resale value across Summit and Wasatch counties. Properties that meet the current standard are selling. Properties that fall short are sitting, regardless of address.

Condition Now Drives Final Sale Price

For most of the last decade, a strong location could carry a tired home. That dynamic has weakened. Buyers in 2026 are still willing to look at older properties, but they are running the numbers before they write an offer.

The math has tightened. When a buyer adds…

Executive Summary of Promontory Real Estate Market Update for 2025

Promontory in Park City, UT, remains one of the most consistent luxury communities in the state because it combines privacy, amenities, and a year-round lifestyle that holds up in real ownership. For this 2025 update, I reviewed only homes that are 4+ bedrooms and 3,500+ square feet. That removes much of the smaller product and gives a cleaner read on the homes most buyers compare when they are serious about Promontory.

In 2025, this market segment showed steady demand, with buyers remaining selective. Condition, layout, and location inside the community mattered more than ever. Newer builds and well-updated homes continued to command a premium, and properly priced properties were…
