Active inventory is down 13.9 percent year over year, the median days on market fell to 17, and the $15 million Promontory Ridge sale closed in zero days at full list price. The condo and townhome segment tells a different story: inventory is up 23.6 percent from a year ago, months of supply have risen to 8.6, and buyers have meaningfully more time and options than they did in early 2025. In both segments, sellers who price to the current market are closing at or near the list.
