A few weeks back I was driving when an agent called me to inform me we had gone under contract on a Park City property. At that point, I realized one of my favorite parts of selling real estate is negotiating a great deal for my clients! The two most rewarding parts of selling Park City real estate are negotiating a deal to get everything the buyer/seller wants or when a child runs into their new room calling out "THIS IS MY ROOM" to stake their claim. 

In this post, I will tell you a few success stories about selling real estate in the Park City area. I take part in luxury real estate coaching that has helped my business tremendously. Over the past few years, coaching has allowed my become a rising star within the Park City market and a top 1% Realtor for Keller Williams in the State of Utah. I implement bleeding-edge practices and ideas that are done in ultra-luxury real estate markets with far more transactions. Not every home or condo I sell is high-end but I do apply the techniques I learn to every transaction. The purpose of this particular article is because my coach has informed me that I should share my "victories" and testimonials more often. 

Success Stories of Selling Real Estate:

A few months back I helped a client purchase a luxury condo in Park City. My client and his wife were searching for a ski-in-ski-out condo and I helped them quickly narrow down their search to find the perfect fit. The negotiation had twists, turns, and jumps but once we got under contract the appraisal came in about $350,000 higher than the contract price. When I told my client he had a substantial amount of instant equity his response was great - in a calm slow deep voice he said: "Well, that is nice." In another instance, I helped a client buy new construction in the Park City area. My client had an accident a few years ago that make stairs challenging so I introduced him to a great builder that built a home without transitions, steps, or stairs on the main level. My advice, which they followed, was to put the master on the main, build a three-car garage, and keep the exterior easy to maintain. The buyer's total investment into the home was about $750,000 and upon the home's complete we received an appraisal of over $1,050,000. 

CONSIDERING SELLING YOUR PARK CITY PROPERTY?

In both of the cases above I represented the buyers so let's share some stories about representing sellers. I have had two recent home sales where the property was previously listed with a different agent and broker and the property didn't sell - the success part is I quickly sold both homes at prices that made for some very happy clients. In the first case, we didn't do a price reduction because it was an out of town seller who pulled the property off the market for a month while they searched for a new Realtor, me. I did what I do best and positioned the property to sell for the highest amount of money in the shortest amount of time. Within two days of being listed for sale, we had multiple offers on the property and it sold for 99.4% of the asking price. I love working with out of state sellers because I can make it so easy for them and it's easy for me to show the property to get it sold! In the second case, the seller was referred to me by someone within the Park City real estate industry. The seller's home had been listed for sale with an out of area discount broker and it had very little action because it wasn't positioned properly. Within two days of meeting the seller, we had the home photographed and positioned for a relaunch. The time off the market was so minimal that we did a very small price reduction of a few hundred dollars. The price allowed for the updated photography and information sent as a price change on the Park City and Wasatch Front MLS. Within 48 hours of being listed for sale, the property had two showings and we had an offer in hand. The new homeowner paid cash with no concessions, closed in 10 days, and the home sold for 99.2% of the asking price. 

PARK CITY BUYERS GUIDE

While getting ready to finish this writeup I thought of one more story that is worth sharing about a Deer Valley property I recently sold. My clients lived in Park City in the late '70s and moved to California in the early '80s. It's been their life goal to move back to Park City to spend their retirement years in the mountain summer sun. They purchased a four-bedroom condo that had amazing views of lower Deer Valley. The property was priced was just shy of $1,600,000 and I negotiated a smart deal where he closed at 91.2% of the asking price. Within the next two and half months after closing two other condos in the subdivision sold. They all had the exact same square footage, number of beds, and baths but with a little different view - on this rare occasion we have two great properties for comparison. In the end, my client paid 5% less than one property and almost 14% less than another - he's extremely happy about the deal we worked on.
