The most affordable neighborhoods in Park City are Summit Park, Silver Creek, Trailside, Pinebrook, Silver Springs, and Jeremy Ranch. With a market-wide median near $2.8 million for single-family homes, "affordable" here means medians between roughly $1 million and $2.1 million.

What "Affordable" Means in Park City

Park City single-family homes closed between approximately $663,000 and $26.6 million over the past year. The neighborhoods on this page occupy the lower half of that range.

They share a common profile: no resort premium in the price, no mandatory club membership, lower HOA costs, and quick I-80 access for Salt Lake City commuters. You give up ski-in/ski-out access and gated amenities. You keep the mountain setting, the trails, and in most cases the Park City School District.

Summit Park: The Lowest Entry Point

Summit Park posted a median single-family price of roughly $1.2 million on 34 sales in 2025, the lowest detached-home median in the Park City School District. The neighborhood climbs a forested hillside at the top of Parleys Canyon, which means wooded lots and the shortest commute to Salt Lake City of any Park City address.

Best for: school district access at the lowest price, SLC commuters. Trade-off: steep roads, older housing stock, no amenities.

Silver Creek: The Most Land for the Money

Silver Creek is where buyers find acreage without leaving Summit County. Silver Creek South carried a median near $1.0 million in 2025, the lowest single-family median in the Basin. The estate section to the north trades closer to $2.5 million, driven by parcel size, horse facilities, and Uinta views.

Roads are a mix of paved and gravel, and services are limited. That is exactly the appeal for buyers who want space and animals within 15 minutes of Kimball Junction.

Best for: acreage, horses, privacy. Trade-off: South Summit School District, limited services, gravel roads in places.

Trailside: Trails and Practicality

Trailside recorded a median of roughly $1.6 million on 20 sales in 2025. The neighborhood is built around direct trail connectivity, a well-used park, and a practical location off Highway 40 minutes from Kimball Junction.

Housing runs from townhomes to mid-size single-family homes, most built from the 1990s forward. For buyers who want the school district below typical Basin pricing, Trailside is usually on the shortlist.

Best for: trail access, newer housing stock at a mid-range price. Trade-off: smaller lots than Jeremy Ranch or Silver Creek.

Pinebrook: Hillside Homes on the I-80 Corridor

Pinebrook posted a single-family median near $1.9 million on 25 sales in 2025, with condos and townhomes trading well below that. The neighborhood steps up a forested hillside just inside the Summit County line, and its private trail system supports hiking and mountain biking from your own driveway.

Salt Lake City commuters concentrate here and in Jeremy Ranch because I-80 access is immediate. Elevation and slope vary street by street, which affects snow removal and views, so touring in person matters more here than in flatter neighborhoods.

Best for: commuters, trail users, buyers who want trees. Trade-off: hillside driveways and winter snow logistics on upper streets.

Silver Springs: Flat, Central, and Walkable

Silver Springs sits on the valley floor between Kimball Junction and the resort bases, with most single-family sales landing near $2 million. It is one of the few Park City neighborhoods with genuinely flat, walkable streets, plus two ponds and a strong concentration of full-time residents.

The location splits the difference: roughly 10 minutes to either resort, five minutes to groceries, and direct access to the rail trail. That combination is not replicated elsewhere in the market, which is why homes here hold value.

Best for: flat lots, walkability, central location. Trade-off: higher price than Summit Park or Trailside for similar square footage.

Jeremy Ranch: The Most Active Market of the Six

Jeremy Ranch logged 43 single-family closings in 2025 at a median of roughly $2.1 million, the highest volume of the six. Lots are larger than most Basin neighborhoods, and the private Jeremy Ranch Golf and Country Club runs through the community.

Elevation around 6,400 feet keeps winter road access manageable. Golf membership is optional, not required, which keeps carrying costs flexible. It is the natural step up from Pinebrook for buyers who want more land.

Best for: larger lots, optional golf, deep resale market. Trade-off: highest median of the six.

What About Condos and Townhomes?

If your budget sits below $1 million, condos and townhomes open more doors than detached homes. Kimball Junction condos carried a 2025 median near $739,000, Pinebrook condos traded in the high $800s, and smaller Canyons Village units start under $1 million.
