By Lana Harris and Grayson West, Real Estate Advisors Reviewed by Derrik Carlson Updated July 2026 Data: Park City MLS, 2025 closed sales

The most affordable neighborhoods in Park City are Summit Park, Silver Creek, Trailside, Pinebrook, Silver Springs, and Jeremy Ranch. With a market-wide median near $2.8 million for single-family homes, "affordable" here means medians between roughly $1 million and $2.1 million.

All six sit within 10 to 15 minutes of both ski resorts, and they are where most full-time residents actually live. This guide covers what each costs, what you get, and how to decide. For every community including ski and golf neighborhoods, see the Park City neighborhoods page.

Updated July 10, 2026

Deer Valley recorded 53 closed MLS sales from January 1 through June 30, 2026. Of those, 52 included a disclosed sold price and generated more than $300.3 million in reported sales volume. The average disclosed sold price was approximately $5.78 million, and the median was $5.05 million.

The headline numbers show strength, but Deer Valley is not one uniform market. A newer full-service condominium can command a much higher price per square foot than a larger detached home. Exact ski access, view, renovation level, HOA structure, rental rules, storage, parking, and ease of ownership all affect value.

16 Reasons to Move to Park City, Utah

KEY POINTS: Park City combines resort-level amenities, top-ranked schools, a flat 4.45 percent state income tax, and a 35-minute drive to a major international airport. The Deer Valley expansion and the 2034 Winter Olympics add long-term momentum that few American towns can match.

The best small town in America is Park City, Utah. I have advised buyers and sellers in this market for nearly 20 years, and the reasons below come directly from what my clients tell me after they move. No other small town offers a luxury resort lifestyle 35 minutes from a major international airport. Fiber internet reaches many neighborhoods, cell coverage is strong, the public schools rank among Utah's best, and the community stays…

Buying a Park City condo under $1 million that can be rented short-term is still one of the more accessible ways into this market, but the right answer depends far more on the building than the neighborhood name. Treated correctly, the purchase is an investment decision first and a second home second.

A strong rental condo needs more than an MLS field marked “nightly rental allowed.” The HOA documents, rental minimums, local licensing rules, parking, property management options, amenities, financing, and ownership structure all matter. A unit that looks inexpensive on paper can become expensive quickly once HOA dues, management fees, special assessments, and rental restrictions are factored in. The same diligence that protects you as a buyer is what…

Park City Gated Communities and Homes for Sale

Gated communities in Park City, Utah, give second-home and primary buyers a combination of privacy, security, and direct access to skiing or golf that the wider market rarely matches. Park City gated ski homes for sale run from ski-in/ski-out enclaves above Deer Valley and Canyons Village to gated golf communities across Summit and Wasatch counties, with acreage estates and new-construction neighborhoods rounding out the options. Derrik Carlson is the number one Keller Williams agent in Utah for 2026, with more than $135 million in documented buyer-side volume, and works both sides of these transactions with current sales data on every gate.

The clearest measure of how the greater Park City luxury market has changed is the gap between two numbers. Median sale price held near $6.5 million from 2020 through 2025, while median price per square foot rose from $847 to $1,343, a 58% climb. The market did not move much at the headline median price level. It became more valuable per square foot, which is why a property that looks comparable to a 2021 sale on price often is not comparable at all.

The figures below come from 979 closed transactions at $4.5 million and above across the greater Park City area, also called the Wasatch Back, covering Summit County and Wasatch County. That footprint spans the Deer Valley corridor, ski-in/ski-out neighborhoods, The Colony at White Pine Canyon, and the…

Building a custom home in Park City is one of the most consequential real estate decisions a buyer can make in this market. The variables, including lot selection, builder vetting, financing structure, HOA design review, county permitting, and construction oversight, all compound over a 14 to 24-month build cycle. This article walks through how the process actually works, what most buyers underestimate, and where the real risks live.

For the structured buyer-side service Derrik & Co. offers, see the Park City Home Builder Services for Buyers page. This article covers the broader process for buyers who are still researching whether custom building is the right move.

Off-Market Properties in Park City and Deer Valley, Utah

Approximately 20 percent of the transactions I have been involved with were never recorded on the MLS. That number is not a marketing line. It is a working reality of how the upper end of Park City and Deer Valley actually trades.

Off-market properties move through agent relationships, direct owner conversations, builder networks, and quiet introductions long before they appear on Zillow, Realtor.com, or the local MLS feed. For the right buyer and the right seller, that channel can be the difference between owning the property you actually want and waiting for something close enough to appear publicly.

Off-market real estate in this market is not about finding a hidden bargain. It is…
