Located mid-mountain and above at Deer Valley Resort, this area includes 38 distinct subdivisions with varying degrees of direct slope access, from true ski-to-door homes on named runs to shuttle-served communities with private transport to the lifts. Silver Lake Village sits at the center of the area with dining, retail, and 5 chairlifts within walking distance of most properties.

The area spans from the Silver Lake base area up through Empire Pass, with properties that access runs such as Success, Last Chance, Dew Drop, and Silver Dollar. Property types include single-family custom estates, freestanding townhomes, ski-lodge condominiums, and hotel-residence units at properties like Stein Eriksen Lodge and Goldener Hirsch. The figures below are drawn from closed ski-in/ski-out transactions in the Upper Deer Valley area of the Park City MLS over a trailing multi-year period. Two patterns hold across the data. First, the area's median has stayed in a relatively narrow band in the high-$5 million to low-$6 million range across multiple years, which reflects the limited and largely fixed supply of ski-in/ski-out inventory in the Silver Lake area. Second, single-family homes clear at a higher total price but a lower price per square foot than condominiums and lodge residences, because the lodge and hotel-residence product carries a premium for turnkey services and slope-front positioning. How Ski Access Works in Upper Deer Valley

The MLS classifies ski access in several ways, and the differences are worth understanding before you buy. "Ski to door" and "ski out of door" mean exactly what they say: you can ski directly from a run to your property and ski from your property onto a run. These listings sit on or are immediately adjacent to named Deer Valley trails.

"Ski into project" and "ski out of project" indicate that the subdivision itself connects to the resort trail system, but individual units may require a short walk, stairs, or heated path to reach the access point. This is the most common classification in Upper Deer Valley and still represents legitimate ski-in/ski-out access.

"Ski shuttle" means the community provides private transportation to and from Deer Valley lifts. Several of the most desirable and expensive properties in the area fall into this category, including Stein Eriksen Residences and Lookout at Deer Valley. A shuttle does not mean the property is far from the ski area. In most cases, the ride is under 2 minutes.

Direct Ski-In/Ski-Out Subdivisions

These communities have MLS-verified ski-to-door or ski-out-of-door access, meaning at least some properties within the subdivision sit directly on or adjacent to a named Deer Valley ski run. They are organized below by property type.

Single-Family Homes with Direct Ski Access

Bald Eagle Club. A gated and guarded community of 58 homes with direct access to the Roamer, Rising Star, and Big Stick ski trails. The Crown Pointe chairlift is within walking distance. Homes range from approximately 4,000 to over 15,000 square feet, and the subdivision has produced some of the highest sale prices in all of Deer Valley, with recent closings clustered near and above $10 million. Bald Eagle also sits within walking distance of Silver Lake Village. Annual HOA dues cover security, snow removal, exterior maintenance, and common area insurance.

American Flag. One of the original Deer Valley neighborhoods, American Flag borders the Success ski run with only 9 true ski-in/ski-out homesites. Location is a defining feature here: the subdivision sits between two Deer Valley access points and Historic Main Street. Homes span roughly 3,300 to over 10,000 square feet. Several properties have undergone ground-up new construction in recent years, and the area has drawn some of the most competitive offers in Upper Deer Valley.

Evergreen. A small collection of estates lining the Dew Drop and Last Chance ski trails, Evergreen offers direct run access for a range of ski abilities. Last Chance is one of the more forgiving runs in Upper Deer Valley, making it accessible to intermediate skiers. Homes in Evergreen range from approximately 4,500 to 12,500 square feet. Several have never been rented and are maintained as private residences.

Alta Vista. A private gated community with large estate lots, Alta Vista is positioned a short walk from Silver Lake Village on some of the last remaining private Deer Valley homesites. Ski access connects to the Dew Drop trail system. Properties here are among the largest in Upper Deer Valley, typically exceeding 8,000 square feet.

Belleterre. Bordered by the Silver Dollar ski trail, Belleterre homes sit on lots averaging over an acre. The subdivision offers sweeping views of the resort and the lights of Park City. Most homes were originally built in the 1990s, and several have been significantly remodeled with updated finishes and expanded floor plans.

Bellemont. Located directly on the Silver Dollar Trail, Bellemont offers front-row ski-slope views with direct run access. Homes here range from approximately 3,400 to 6,000 square feet. The subdivision has seen notable renovation activity, including full Scandinavian-inspired redesigns and designer upgrades. Ski access is friendly to a range of ability levels.

Bellevue. Free-standing homes positioned steps from the Silver Dollar ski trail. Otto/Walker Architects designed several of the properties, featuring vaulted great rooms, wraparound decks, and natural-light-driven floor plans. Homes average 2,800 to 5,600 square feet.

Knoll Estates / Deer Valley Club Estates. Gated and centrally located in the Silver Lake area, Knoll Estates offers a walk-through easement to the Silver Lake lifts and proximity to dining at Mariposa, Goldener Hirsch, and Stein Eriksen Lodge. Homes feature 4,300 to 8,500 square feet with multiple en-suite bedrooms and expansive view corridors.

The Cottages. Walking distance to Silver Lake Village, The Cottages have access to skiing via the Aspen Hollow trail, maintained by Deer Valley. Properties sit on private lots with connections to hiking and biking trails. These are full-size homes, not cottages in the traditional sense, with floor plans ranging from approximately 3,700 to 8,000 square feet.

Knollheim. A small cluster of homes with ski-out access across the street on the Aspen Hollow Trail and ski-home access via Cache. Knollheim offers strong value relative to its neighbors and the quality of its ski access.

Twin Pines at Silver Lake. Situated across from the Tour de Homes trail, which connects to Last Chance, Twin Pines is a very limited inventory community surrounded by large evergreen trees. Homes are designed for privacy while maintaining proximity to the trail.

Townhomes with Direct Ski Access

Bellearbor. A mix of freestanding homes and attached townhomes with heated sidewalks leading to the ski run. Several units offer a preferred downhill floor plan with main-level living and alpine views. Architecturally, the community features work by Otto/Walker and other noted local firms. Floor plans span 3,700 to 8,000 square feet, and extensive renovations are common throughout the community.

Double Eagle. Townhomes in Silver Lake Village with ski access via a short flight of stairs to the Silver Link run and the Silver Lake Express chairlift. The location combines slope access with walkability to dining, shopping, and the Deer Valley base area. Units range from approximately 2,700 to 3,400 square feet, and the community is one of the more frequently traded in the area.

Aspen Hollow. A quiet, wooded subdivision offering townhomes and a smaller number of detached homes with access to the Aspen Hollow Trail. The community provides a more secluded setting than Silver Lake Village properties while maintaining legitimate ski-to and ski-from capability. Units range from approximately 1,800 to 6,200 square feet.

Trailside. A neighborhood of only 9 townhomes with Deer Valley-maintained ski access steps from the front door. Recent improvements include heated driveways and new roofing across the community. Units offer attached 2-car garages with flat access to the main level, a practical detail for ski-day logistics. Floor plans range from 3,200 to 4,200 square feet.

Woods at Deer Valley. Townhomes and a small number of detached homes with access on the Aspen Hollow Trail. The subdivision is known for its panoramic down-valley views of Park City's town lights and its rustic log-and-timber exterior character. Units include 3 to 4 bedrooms and range from approximately 3,100 to 4,000 square feet.

Ridgepoint. One of the most accessible entry points to ski-in/ski-out ownership in Upper Deer Valley, with closings that have started near the low seven figures. Ridgepoint connects to the Last Chance trail via a private Ridgepoint Trail, and the community offers the same ski-area views as its more expensive neighbors. End units and upper-level units command the strongest premiums. Units range from studio configurations to approximately 2,200 square feet.

Sterlingwood. Townhomes with ski-in/ski-out access and a short walk to Silver Lake Village. Ski lockers are located next to the access point. Units range from approximately 1,800 to 3,200 square feet and offer solid value relative to other properties in the Silver Lake area.

Condominiums and Lodge Residences with Direct Ski Access

Stein Eriksen Lodge. The original 5-star Deer Valley property, Stein Eriksen Lodge sits directly on the Last Chance ski run with access to multiple chairlifts. Residences range from 1-bedroom condominiums to 5-bedroom units exceeding 5,000 square feet. Owners receive Forbes Five-Star hotel services, including concierge, housekeeping, and dining access. Lodge residences are among the most actively traded properties in Upper Deer Valley.

Goldener Hirsch. New construction at Silver Lake Village designed by architect Tom Kundig with interiors by Todd Avery. The Residences at Goldener Hirsch sit at the base of Bald Mountain with access to 5 chairlifts and are among the newest additions to Silver Lake Village's inventory. Units range from studios to large multi-bedroom residences.

The Inn at Silver Lake. Positioned on one of the last ski-in/ski-out locations in Silver Lake Village, just steps from 3 ski lifts. The Inn offers 24-hour butler service, a ski prep area, and owner lockers. Units range from 1,600 to over 4,200 square feet with ski-run and mountain views.

Sterling Lodge. Located in Silver Lake Village with 4 chairlifts directly outside the door. Sterling Lodge offers spacious multi-level units with underground parking, hot tubs, and year-round access. Units range from approximately 2,000 to 3,900 square feet.

Mont Cervin. Steps from Silver Lake Village with access to the Deer Valley free shuttle system. Mont Cervin condominiums range from 1,000 to 2,300 square feet. Several units have been recently renovated with modern finishes. The location provides both ski-in/ski-out capability and immediate access to Silver Lake dining and retail.

Royal Plaza. Situated in Silver Lake Village above the ski shops and restaurants, Royal Plaza offers direct access to Bald Mountain and Flagstaff Mountain. Units range from 1-bedroom configurations to 3-bedroom residences exceeding 2,200 square feet. Upper-floor end units command premium pricing for their wrap-around deck positions and ski-area views.

Ridgepoint condominiums. In addition to the townhome units, Ridgepoint includes smaller condominium configurations that represent one of the lowest entry points for ski-in/ski-out ownership in Upper Deer Valley. The private trail connection to Last Chance is the same regardless of unit size.

These communities provide private shuttle transportation to Deer Valley lifts rather than direct trail access from the property itself. In several cases, the shuttle ride is under 2 minutes, and the trade-off is offset by newer construction, larger floor plans, or enhanced amenities.

Stein Eriksen Residences. One of the newest and most prominent developments in Upper Deer Valley, consisting of 15 custom homes and 39 condominium residences. Built as a private ski-in/ski-out enclave, the Residences offer on-site amenities backed by Stein Eriksen Lodge's Forbes Five-Star service, including ski valets, a private shuttle, an owners' lounge, and full hotel management. Some units sit directly on the Last Chance run, while others access skiing via the community shuttle. Architecture features reclaimed-wood and natural-stone exteriors with contemporary interiors. Units range from approximately 2,000 to 7,800 square feet. This is one of the highest-priced developments in Upper Deer Valley, with recent closings near and above $10 million.

Stag Lodge. A long-established mid-mountain property on the Success ski run, Stag Lodge includes freestanding homes, attached townhomes, and condominium units. The community offers a pool, spa, fitness center, private dining room, and a van shuttle to Silver Lake Village. Some units, particularly those on the downhill side, have direct ski-out access to Success. Others use the shuttle. Units range from approximately 1,400 to 6,300 square feet. Stag Lodge is one of the more frequently traded properties in Upper Deer Valley and has maintained strong rental demand due to its combination of location, amenities, and ski access.

Lookout at Deer Valley. Perched high in Upper Deer Valley with dramatic long-range views, Lookout provides a private shuttle to the Silver Lake base area, approximately a 1-minute drive. The community is small, with townhome-style residences ranging from approximately 4,700 to 5,500 square feet. The shuttle eliminates the need to park at the resort, and residents access the full Silver Lake chairlift network from the base.

Cache at Silver Lake. Freestanding townhomes with shuttle access to Deer Valley slopes. Several units feature heated driveways and recent full-scale renovations. Cache sits in a convenient location near Silver Lake Village, and some listings reference ski-in/ski-out access in addition to the shuttle. Units range from approximately 1,400 to 3,400 square feet.

Chateaux at Silver Lake. Located on the Silver Lake plaza with shuttle access and immediate proximity to shops, restaurants, and the spa. The Chateaux offers a flexible lockout configuration that allows units to be rented as suites or used as a full residence. Conference facilities and on-site management are included.

Black Bear Lodge. A smaller condominium property offering shuttle access to the slopes. Black Bear Lodge provides good rental income potential with on-site management. Units range from approximately 1,300 to 1,600 square feet and represent one of the more accessible price points in Upper Deer Valley with shuttle service.

Ontario Lodge. A townhome-style property with private car service providing year-round transportation to lifts, Main Street, and the broader Deer Valley area. Units feature soaring ceilings and open floor plans, with current inventory near 2,575 square feet.

Stein Eriksen Estates. Custom homes within a gated Silver Lake community with Forbes Five-Star services provided through Stein Eriksen Lodge, including ski valets and shuttle access. This is the ultra-luxury tier of shuttle-served properties, with pricing that extends above $20 million for new-construction designs by Michael Upwall.

Additional Upper Deer Valley Communities

Several smaller subdivisions round out the Upper Deer Valley inventory. Little Belle offers townhome-style condominiums with ski access and privacy in a small community setting. The Ridge provides townhomes with a short walk to Silver Lake lifts and village amenities. Enclave is a limited-inventory townhome community with ski-area views and an easy walk to lifts. Knoll at Silver Lake is a gated townhome community steps from the ski lifts, restaurants, and shops, with units exceeding 5,800 square feet. Ski Runs and Chairlifts in Upper Deer Valley

The ski access value of any Upper Deer Valley property is tied directly to which runs and lifts it connects to. Nine named runs thread through the residential areas, each serving different subdivisions and different ability levels.

Success is the primary artery for American Flag, Stag Lodge, and several Bellearbor properties. Last Chance serves Evergreen, Ridgepoint, and portions of the Stein Eriksen community, and is one of the more intermediate-friendly runs in the area. Dew Drop provides access for Alta Vista and the upper portions of Evergreen. Silver Dollar is the main run for Belleterre, Bellemont, and Bellevue. Rising Star and Roamer connect to the Bald Eagle Club neighborhood, while Big Stick also borders Bald Eagle lots. Silver Link serves Double Eagle and portions of Sterling Lodge. Red Cloud is visible from many Upper Deer Valley properties and accessed from the upper mountain.

The 5 primary chairlifts serving Upper Deer Valley residents are Silver Lake Express, Crown Pointe, Carpenter Express, Sterling Express, and Empire Express. Silver Lake Express and Crown Pointe are the most commonly used by residential owners due to their central location at the Silver Lake base.

Buying a Ski-In/Ski-Out Property in Upper Deer Valley

The term "ski-in/ski-out" is applied broadly in real estate, and not every listing marketed with that phrase offers the same experience. In Upper Deer Valley specifically, the range of ski access quality varies from homes where you click into your bindings at the back door to properties where the access point requires a 3-minute walk, a staircase, or a heated sidewalk.

Before you tour properties, clarify what ski access means in practice for each listing. Which named run does the property connect to, and what is the ability level of that run? Is the access maintained by Deer Valley Resort, the HOA, or neither? Is there a ski easement recorded on the property, or is the access informal? These are questions that affect daily usability and long-term value.

HOA structures vary widely across Upper Deer Valley. Some communities, like Bald Eagle Club, include gated security, exterior maintenance, snow removal, and insurance in their dues. Others, like American Flag, have minimal HOA structures. Hotel-residence properties like Stein Eriksen Lodge and Goldener Hirsch carry higher HOA obligations that cover front-desk services, concierge services, and shared-amenity operations. Rental restrictions also differ by subdivision. Some communities allow nightly rentals with no minimum stay. Others restrict short-term rentals or require the use of a specific management company. Rental demand is strongest for true ski-in/ski-out properties during ski season, with nightly rates reflecting the convenience premium. Freestanding homes in Bald Eagle, Evergreen, and American Flag attract higher total rental revenue for large-group bookings.

I have been licensed in Park City since 2012 and have sold homes across multiple Upper Deer Valley subdivisions. Bald Eagle Club holds a particular significance in my career because it was one of the first true luxury transactions I represented. Those buyers visited Park City three separate times and toured 72 properties before choosing the right home.
