Lower Deer Valley Real Estate Update
If you are thinking about buying a property in Lower Deer Valley here is something you should know. The parking lots at the base of Lower Deer Valley can be built on. Deer Valley has put in for permits to build in the area, which we have known could be a possibility for a long time, but it may happen. The reason I say may happen is because Deer Valley Resorts could also be positioning themselves in negotiations with Extell Development over the Mayflower development. This situation is fluid so if you have any questions please feel free to call us at (435)200-5478.

Hi, Derrik Carlson up here in Lower Deer Valley. I'm driving around and looking at what's going on in the market. There's been quite a bit of new construction that's been going on and you can see one as I pass right now. Our numbers don't necessarily reflect that because really Lower Deer Valley was built out in the '90s for the most part. It is a pretty mature area of Park City. So, when you look overall, we have 39 total listings. 18 of those are single-family homes, 19 are condos and only two are lots. So far this year we have had 28 total closings: 8 homes, 17 condos and 3 lots.
There is a mix of types of properties that are available. Let me see if I can just flip you around real quick while you're on here and I'm not able to. So if you look, you can have homes that are brand new, new construction and then you can have some really loggy homes here. You get a little bit of a mix of what the buyer's looking for. We definitely have all sorts of different types of properties. If you look back two years ago, everybody was going very contemporary/modern. But now, I think that we're seeing the market change on what buyers are wanting. They realize they can get that kind of product type and New York, Chicago, San Francisco, wherever that may be.
Here they want to mountain home, a log home, something maybe not too loggy, but overall something that says, Hey, I have a place in park city and it doesn't look like what I have in LA or anywhere around there. So if you have any questions on Lower Deer Valley, I'm happy to help. It's one of my favorite areas of town. It's always quiet and peaceful. You can tell by the road that there's nobody on it. You can reach me at 435-200-5478 or Carlson@realestateinparkcity.com Thanks so much. Have a great day.
