Park City townhomes: what the market covers

Park City townhomes are attached multi-level residences spread across more than 40 communities in both Park City Limits and Snyderville Basin. MLS transaction records show more than 1,600 townhome sales in the Park City area, making attached properties one of the most consistent and active segments in Summit County real estate. The typical unit runs approximately 1,200 to more than 5,000 square feet, and 3-bedroom configurations account for the largest share of transactions.

About 75% of Park City townhomes allow nightly rentals, a higher rate than in most comparable mountain markets. That is why this segment is a primary vehicle for buyers weighing both personal use and income. In Old Town specifically, more than 90% of townhome transactions in the MLS data are rental-permitted.

The range is wide. The same property classification covers entry-level attached homes in Pinebrook and Kimball Junction, ski-in/ski-out luxury in Canyons Village, and residences at Empire Pass in Deer Valley where individual transactions have exceeded $9 million. Ski access is the largest single location premium in the Park City townhome market. Two resort corridors dominate inventory: Canyons Village at Park City Mountain Resort and Deer Valley Resort.

Canyons Village consistently records the highest townhome transaction volume of any area in the Park City market. Ski access here spans from ski-in/ski-out positioning to short walks to lifts, and most communities allow nightly rentals. Active communities include The Ridge at Canyons Village, Elevation at Canyons Village, Apex Residences, White Pine Canyon Village, Frostwood Villas, Fairway Springs Ski and Golf Villas, Juniper Landing, Blackstone Residences, and Viridian. The Ridge and Elevation represent the luxury anchor at the top of the Canyons corridor, while Juniper Landing, Red Pine, and Fairway Springs offer ski access at more moderate price points.

Deer Valley townhomes

Deer Valley ski-access townhomes are concentrated in two zones. Lower Deer Valley, near Snow Park Lodge, includes Pinnacle and Lakeside, which offer resort proximity and shuttle access at a lower premium than the upper mountain. Park City and Summit County operate short-term rental permit systems, and roughly 75% of Park City townhomes are authorized for rental use. That figure climbs above 90% for Old Town properties. This is one of the more accessible entry points for buyers seeking income-producing real estate in a market with constrained short-term rental supply.

Snyderville Basin rental clusters

The highest-volume nightly rental communities are concentrated in Snyderville Basin. Fox Point at Redstone, Bear Hollow Village, Newpark Resort Residences, and Newpark Terrace are active communities with documented rental histories. Old Town and Park Meadows luxury

Silver Star, specifically The Cottages and the Spiro building, represents the Old Town luxury townhome category. Kings Crown at the resort base has produced some of the highest average transaction values in all of Old Town. Pinebrook, Kimball Junction, and Sun Peak/Bear Hollow collectively account for a large share of Snyderville Basin townhome volume. Communities in these areas include Bear Hollow Village, Quarry Springs, Discovery Ridge, Elk Run, Park West/Hidden Creek, Timber Wolf Lodges, The Cove at Sun Peak, and Enclave at Sun Canyon. These communities attract primary residents, long-term rental buyers, and second-home buyers who prioritize proximity to I-80 and the resorts over the ski-access premium itself.

Park City Limits: mid-range

Old Town offers a range of price points well below the luxury tier. Three Kings, Park Avenue Condominiums, Greyhawk, Payday, Foxglove Cottages, and Settlers Ridge all represent accessible entry points into Park City Limits. Every Park City townhome has an HOA. The dues range from under $100 per month in some Snyderville Basin communities to more than $6,000 per month in the luxury ski-access segment. The number matters less than what it covers and whether the reserve fund is adequately capitalized. Underfunded reserves create risk for future special assessments. Review the financials, reserve study, meeting minutes for the past two years, and any pending or recently levied assessments before any offer goes in.

Nightly rental authorization

Confirm rental authorization at the unit level, not only at the community level. Some communities carry per-building or per-phase restrictions. Summit County and Park City both operate permit systems layered on top of HOA authorization.
