Benloch offers 5.2 square miles and 20 miles of groomed trails for mountain biking, hiking, ATV's and outdoor winter sports. The development has plans for a grocery store, retail space, and boutique resort.
The proposed amenities include a restaurant, a kids camp, winter sports on a beginner ski and sledding hill with a rope tow, skeet shooting, skating pond, yurt and backcountry camping, and indoor/outdoor storage. The builder for Benloch Ranch is Roderick Builders.
Why Would I Buy at Benloch Ranch?
Buyers choose Benloch Ranch because of the new contemporary construction, big views of the Uinta Mountains to Deer Valley Resort. The amenities sound similar to Victory Ranch but homes are smaller, easier to maintain, and more affordable to own.

My Personal Thoughts on Benloch Ranch
If the developer of Benloch can deliver the property as advertised this will be a special property. The plan brings on some of the best features of other real estate communities at an affordable price.
The price point will be attractive to buyers but the location will be a bit too far out for some. You'll be able to be out of the hustle and bustle of Park City but easy access to skiing at Deer Valley and hitting the slopes of the Mayflower Development.
Midway, Kamas, Heber, and Park City are close enough that you will have plenty of options for dining not too far away. There will be enough activities on site that you'll spend most of your time enjoying the mountains and taking in the long views of the reservoir and ski resorts. The views are what separates this property from other homes at the same price point.
While Benlock may have a Heber City address it will live more like a Park City type of property. Heber's city limits expand all the way into Deer Crest and the address does not truly represent the location of this property.

How to Make a Reservation at Benloch Ranch
Making a reservation is simple. Contact me so we can discuss Benloch and make sure it's the right fit for you. Then we'll get you the reservation agreement for you to review. After your review of the reservation agreement, you'll have a few documents to sign and you can submit $5,000.00 to the seller's title company. When the agreement goes into a full contract 10% of the purchase price will be required. If you're getting a loan it appears an additional 10% will be required at closing.
