What happens during the on-site review
Before the appointment, I pull recent closings, actives, pendings, and current activity for your property type and neighborhood. Utah is a non-disclosure state, so that MLS work is what an online estimate is missing.
During the walkthrough I look at the details you cannot get from public records or listing photos:
- Condition, renovations, architecture, and finish quality
- Floor plan, natural light, ceiling height, and livability
- Views, privacy, outdoor living, and lot position
- Ski access, trail access, resort proximity, or golf frontage
- HOA structure, amenities, rental rules, and community position
- Features that may create a premium, or shrink the likely buyer pool
After the visit I send a recommended pricing range and an honest read on how the property would compete if it came to market. If improvements would help, I will say which ones may be worth it and which are unlikely to return their cost.
