THE RATIFIED CONTRACT & ESCROW PROCESS

  • Ratified Contract – To “Ratify” a contract is to have a mutual agreement of all terms and provisions of the contract between Buyer and Seller. The contract is now binding. Time is of the essence. This is when the real work begins.

  • Opening Escrow – Escrow is a mutually agreed upon Party that handles the financial aspects of the contract between the Buyer and Seller. The preliminary title search can reveal items that will hinder the transfer of title. The quicker we can identify these issues, the faster we can get them resolved. I work with the best title company in town and they are on top of any issues we might run into. 

  • Inspections – Derrik will schedule any inspections required in the contract. The inspector Derrik typically works with is the best in the area and he does a great job at uncovering any issues with roofs, water drainage, electrical issues, and much much more. Remember, if you're not buying new construction, the property is being sold "as-is" and the seller is contractually bound to complete or pay for repairs. In most cases, we can negotiate some sort of repairs or a decrease in the purchase price. 

  • Contingency removals – Derrik will guide you through the process to satisfy your requests for information as outlined in the contract. Contingencies are deadlines in the contract which must be removed in writing. He will continue to negotiate for you until these contingencies are removed and you are ready to close the transaction.

  • Miscellaneous Items – Derrik will ensure that all details of the contract have been attended to promptly. There are many details in the contract that must be acted upon including Taxes, Insurance, and Home Warranties.

  • The Final Walkthrough – Derrik will ensure that you complete your final walkthrough of the property before the close of escrow. This step is designed to make sure everything about the home is as expected.

  • Signing the Loan Documents – Derrik will ensure that someone is with you to help you through the signing of the loan documents.

  • Closing Escrow – Derrik will monitor the escrow process and will let you know immediately when all contingencies have been removed, all funds have been received, all legal documents have been signed, and when the title transfer has been recorded with the city and county.

  • Delivery of the Keys – Derrik will make sure that you receive the keys to your dream home as soon as possible after the deed records with the city and county.

AFTER THE SALE

  • Receipt of Funds – Derrik will be in constant contact with the escrow company to be sure that you receive any necessary refunds from escrow within 24 hours of the title being recorded with the city and county.

  • Follow up – Derrik will remain in contact with you after the close of escrow to follow up on any remaining details and service needs you may have.
