The Ridge at Canyons Village development offers a unique real estate opportunity for townhomes and condos within The Canyons Village at Park City. The Ridge is a luxury collection of 44 mountain contemporary townhomes offering ski access to The Canyons Resort Village. To get to the resort you'll need to use the shuttle, drive, or walk.
Residences are five bedrooms, five bathrooms, 2,623 approximately to five bedrooms, five and a half bathrooms, and 3,583 square ft, all with a heated two-car garage with hot and cold water hookups, plus 50Amp 220 electrical line for an electric car charger. There are uphill and downhill builds but the downhill properties have superior views because uphill builds have potential development behind the project.
The townhomes will be ready to move in before the 2020-2021 ski season. What's very unique about these properties for the area is that the HOA is projected to be $3 per square foot. The $3 per square foot covers everything except the Gas, Electric, and hot tub service. The HOA will cover common area taxes, maintenance, insurance, as well as water, sewer, trash, TV, internet, and snow removal to the front door. The real amenity here is using the mountain for hiking, biking, and skiing.
The Ridge at Canyons Village will be a solid investment property in Park City, Utah. The low HOA is a big boost compared to other condos in the area and nightly rentals are allowed to offset the costs of ownership.

Vail Resorts connected the Canyons to Park City Mountain Resort. Amenities such as the Canyons Golf Course, which separates you from Red Pine condos, have also been improved.
This location makes it easy to run up to the Sundial Lodge to be closer to the concerts in the summer. Kimball Junction is a short drive or free shuttle drive away to catch a movie or enjoy additional dining. You are also about ten minutes away from Park City's historic main street.
Who Buys a Ridge at Canyons Village
I've represented new construction buyers and the Ridge at Canyons Village was a perfect fit for some wonderful clients from Florida. They started their search looking for homes in Deer Valley, Old Town, and even considered Promontory. Slowly they gravitated to The Canyons Village condos and we even put in an offer on an Apex Residence.
They were searching for a Park City property that was easy to maintain where they could get their toe in the market. The goal was to see how they liked staying in Park City for longer periods of time. Wanting big views and a two-car garage, they wanted the ease of a condo but weren't necessarily excited about higher HOA's with amenities in some of the surrounding condo developments.
They are also luxury home builders so they were quite particular about the quality of construction. As of my most recent discussion with my client, he and his wife are very pleased with the level of finish of their completed Ridge townhome. It is easy for them to manage and a quick walk to the resort's dining options.
Winter 2021 New Release Update:
This November the final eight homes in The Ridge at Canyons Ridge will be released for sale with updated floorplans of four and six bedrooms - contact me for more information. We have floor plans and the location of each home for sale.
Out of the eight homes, four residences will have an updated four-bedroom floorplan and the other four residences will be six bedrooms. Both have main-level walk-in floor plans with two-car heated garages.
