Key Points: The Preserve is a gated 1,700-acre community in Park City, Utah that features 88 large home sites ranging from 10 to 60+ acres.  The neighborhood is known for the great views of Park City, Canyons, and Deer Valley resorts, and the Uinta mountain range.

The development was founded on principles that protect open space while remaining natural for the wildlife and environment.  No motorized off-road vehicles other than as needed by the Association may be operated within The Preserve.  When building, owners are required to adhere to the CC&Rs and Design Guidelines. 

Ranches at the Preserve Home Details

All homes in the community have a maximum of 8,000 or 10,000 square feet of living space.  The smallest home that can be built requires 4,000 square feet of livable area.  Homes are required to be within 4,000 to 10,000 square feet and on Lots where a Guest House is permitted. 

The maximum size of a Guest House is 2,500 square feet in Phases One and Two and 2,000 ft2 in Phase Three. Guesthouses should also be located close to the primary home.  A barn may have a footprint up to 2,500 square feet, any barn larger than 2,000 square feet requires a Low Impact Permit from the county.  Keep in mind that all structures have a maximum height of either 28 or 32 feet.  *Building design guidelines and CC&Rs available upon request.
