The HOA on these condos is higher than most Park City condo buyers are accustomed to seeing.  With the added amenities, the higher the HOA and the higher the occupancy.  Renters are willing to pay a premium to stay at The Westgate compared to a nearby property without ski access.

While the condos might not be a premier investment property in Park City because of the HOA dues, the location and having plenty to do will add to your ease of ownership and fun while on a ski or summer vacation. 

As with many other properties in the Canyons Village, there is a 2% transfer fee based on the purchase price.  The transfer fee goes back into the master HOA association to help keep the entire Canyons Resort Village maintained.  

The Lodges at Westgate tend to be sold fully furnished, and with the construction of the Pendry Residences taking the view out the back, you'll want to be on the front side of the building if you're searching for a Park City condo with long views.
