Deer Valley Real Estate: The Complete Guide

Deer Valley is the highest-valued ski resort real estate market in Utah. Since 2020, 1,227 properties have sold across the resort's five distinct areas, representing $4.48 billion in closed volume. The median sale is $2.9 million at $1,113 per square foot, and 64% of transactions close in cash. Prices range from under $400,000 for studio condos in the expansion corridor to over $23 million for ski-in/ski-out estates in Empire Pass.

What sets Deer Valley apart from other ski markets in the Intermountain West is control. The resort limits daily skier visits, prohibits snowboarding, and operates with a hospitality-first philosophy that affects property values. That exclusivity, combined with a multi-billion-dollar expansion that will nearly double skiable terrain, has made Deer Valley one of the most sought-after luxury ski real estate markets in the western United States.

This page is the starting point for understanding the market. It covers all five areas, all property types, and links to the detailed pages where each segment is covered in depth.

This page is maintained by Derrik Carlson (435.200.5478), Resort Real Estate Advisor at KW Park City Keller Williams Real Estate. Derrik has closed Deer Valley transactions across all five areas since 2012: Lower Deer Valley, Upper Deer Valley, Empire Pass, Deer Crest, and the Deer Valley Expansion. He represents buyers and sellers in branded residences, ski-in/ski-out estates, pre-construction projects, and off-market transactions. Derrik helps buyers compare micro-markets within Deer Valley and helps sellers price against verified comparable sales, not listing-price assumptions. Which Deer Valley Area Fits Which Buyer

Each Deer Valley area serves a different buyer priority. Choosing the wrong area is the most expensive mistake buyers make in this market, because the price structure, ski access, rental rules, and long-term trajectory differ significantly between areas that are only minutes apart.

Best broad entry point

Lower Deer Valley. Widest price range and strongest inventory depth, with Snow Park base access. Trade-off: ski-adjacent, not ski-in/ski-out. Best for buyers who want Deer Valley at the most accessible price.

Best for branded hospitality

Upper Deer Valley. Silver Lake Village: Goldener Hirsch, Stein Eriksen, Chateaux. The most established luxury neighborhoods. Trade-off: a high concentration of $5M+ inventory. Best for buyers who want a recognized address and mid-mountain ski access.

Best for true ski-in/ski-out

Empire Pass. Direct ski access from nearly every property, with the highest price per square foot in the resort. Montage, Flagstaff, Argent. Trade-off: that top-tier price per square foot. Best for buyers whose primary requirement is stepping onto the mountain from their door.

Best for gated privacy and views

Deer Crest. Highest median price, gated, with Jordanelle and Wasatch views. St. Regis, Founders Place, private estates. Trade-off: the smallest inventory and slowest turnover. Best for buyers who want the largest homes, the strongest privacy, and dual ski-and-view positioning.

Best for new construction and growth

Deer Valley Expansion. The widest price spread in the resort, with Grand Hyatt, Four Seasons, and Waldorf Astoria and the newest infrastructure. Trade-off: still under development, without the established character of legacy Deer Valley areas. Best for buyers who want new product with long-term upside from resort buildout.

What Serious Deer Valley Buyers Need to Understand Early

Not all ski access is equal. Ski-adjacent at Snow Park base is fundamentally different from ski-in/ski-out at Empire Pass or Deer Crest. A branded building name does not guarantee the best fit for every buyer. Rental rules and minimum-stay requirements vary by building and HOA, and what applies at Montage does not apply at Goldener Hirsch or Grand Hyatt. A lower price per square foot does not always mean better value: a less expensive condo in Lower Deer Valley may be a stronger long-term hold than a higher-priced unit in Empire Pass, depending on your goals. The Deer Valley Expansion is not interchangeable with legacy Deer Valley neighborhoods, since the infrastructure, community character, and resale history are at different stages. Derrik Carlson helps buyers sort these distinctions before they become expensive mistakes.

Lower Deer Valley: The Broadest Entry into the Resort

Lower Deer Valley surrounds the Snow Park base area and Lodge at Deer Valley, the resort's main entry point. It has the widest price range and deepest inventory of any Deer Valley area. Buyers can enter with an entry-level condo at Courchevel or purchase a multi-million-dollar home in Solamere or The Oaks. Lodges at Deer Valley is one of the most active buildings in the area, and condos at Fawngrove, Silver Baron, Chaparral, Deer Lake Village, and Queen Esther Village provide mid-range options. The St. Regis Snow Park residences bring branded luxury to the base area.

Lower Deer Valley is the right starting point for buyers who want resort proximity without the premium of Silver Lake Village or Empire Pass. Ski access is via the Snow Park Lodge chairlifts, with the free resort shuttle connecting to Silver Lake and Empire Canyon. For the full area breakdown, see Lower Deer Valley real estate.

Upper Deer Valley: Silver Lake Village and the Estate Neighborhoods

Upper Deer Valley centers on Silver Lake Village (8,100 feet), the mid-mountain hub with direct ski-in/ski-out access, fine dining, and the resort's most recognized branded properties. Goldener Hirsch and Stein Eriksen Residences anchor the village at the top of the price range, while Chateaux at Silver Lake provides more accessible condos at mid-mountain.

Above the village, Bald Eagle Club, American Flag, and Bellearbor represent the most established luxury neighborhoods in Deer Valley. These are ski-in/ski-out home sites with mountain views, mature landscaping, and proximity to Silver Lake Lodge. For the full area breakdown, see Upper Deer Valley real estate.

Empire Pass: The Highest-Value Ski Corridor

Empire Pass has generated $1.41 billion in sales since 2020, the highest volume of any Deer Valley area. Nearly every property has direct ski-in/ski-out access. Montage Deer Valley operates one of the finest hotel residences in North American ski real estate, and Flagstaff and Argent provide the core of the condo market. At the top of the price spectrum, residences such as Moonshadow and Nakoma represent the most exclusive addresses in the resort.

Empire Pass has the highest median price per square foot of any area in Deer Valley. This premium reflects direct ski access from every property, the concentration of branded hotel residences, and the limited supply of remaining buildable inventory. For the full area breakdown, see Empire Pass real estate.

Deer Crest: Gated Privacy with Ski Access and Reservoir Views

Deer Crest has the highest median sale price of any Deer Valley area. Deer Crest is a gated community positioned between Lower Deer Valley and the Deer Valley Expansion, with ski access to Deer Valley and broad views over Jordanelle Reservoir, the Wasatch Range, and the Uinta Mountains. Founders Place is among the newest and most active projects, St. Regis Deer Valley offers branded hotel-residence ownership, and Deer Crest Estates includes some of the largest private homes in the Park City market.

Deer Crest is the only Deer Valley area that combines ski-in/ski-out access with Jordanelle Reservoir views. Several of the highest-priced Deer Valley sales since 2020 have occurred in Deer Crest Estates. For the full area breakdown, see Deer Crest real estate.

Deer Valley Expansion: The Mayflower Mountain Corridor

The Deer Valley Expansion along the Mayflower Mountain corridor is one of the most dynamic areas of development in the Park City market. Deer Valley is adding approximately 3,700 acres of new skiable terrain, a new base village, and branded residences from Grand Hyatt, Four Seasons, and Waldorf Astoria. A 10-passenger gondola connects the new base to Park Peak at 9,100 feet.

The expansion corridor contains the widest price spread in Deer Valley. Pioche Village condos provide an entry point, while Grand Hyatt residences offer branded ownership with nightly rental programs. Marcella at Deer Valley is positioned among the most exclusive new-construction opportunities in the market. The corridor also accounts for 34 of the 44 properties currently under contract across Deer Valley, the clearest signal of where transaction velocity is concentrated. For the full area breakdown, see Deer Valley Expansion real estate.

Deer Valley vs. Other Park City Ski Markets

Buyers comparing ski real estate in Park City often look at Deer Valley alongside Canyons Village, Old Town, and The Colony at White Pine Canyon. These are different products serving different priorities.

Deer Valley

Skier-only, with controlled daily capacity and the highest price per square foot in the Park City market. Five distinct areas with branded hospitality, estate neighborhoods, and a major active resort expansion. Best for buyers who prioritize exclusivity, service quality, and long-term value protection.

Canyons Village

A broader product range and more hotel inventory (Pendry, Westgate, Grand Summit). Snowboarding permitted. Stronger base-area energy. Better for buyers who want ski resort ownership with lower entry points, broader rental appeal, and a more active village environment.

Old Town Park City

Walkability to Main Street, restaurants, and the Town Lift. Historic character and year-round rental demand, with limited ski-in/ski-out inventory. Better for buyers who prioritize walkable urban access over dedicated ski-resort positioning.

The Colony at White Pine Canyon

Estate-scale ski-in/ski-out at Canyons Village. 4,300 acres with large private home sites, no condo inventory, and no branded buildings. Better for buyers who want the largest possible private ski estate without resort infrastructure or HOA-managed amenities.

Why Buyers and Sellers Use Derrik Carlson in Deer Valley

Deer Valley is not one market. It is five distinct markets with different price structures, ski-access tiers, rental rules, and long-term trajectories. The difference between a well-advised purchase and an expensive mistake often comes down to whether the buyer understood which area, building, and ownership structure matched their actual goals before making an offer.

Derrik Carlson helps buyers and sellers navigate this complexity. What that looks like in practice:

Area comparison

Helping buyers understand which of the five areas matches their priorities before they tour properties in the wrong corridor.

Ski-access tiers

Clarifying the difference between ski-in/ski-out, ski-adjacent, shuttle access, and base-area chairlift access. These affect value differently.

Branded vs. non-branded

Evaluating whether a branded residence (Montage, St. Regis, Grand Hyatt) fits better than a non-branded building with similar positioning but a different cost structure.

HOA and rental rules

Reviewing nightly rental eligibility, minimum-stay requirements, rental management options, and HOA cost structures before an offer is submitted.

Expansion corridor

Guiding buyers through pre-construction decisions in the Mayflower corridor, including delivery timelines, developer commitments, and how the new product compares to resale in legacy areas.

Off-market and pricing

Identifying off-market opportunities and providing pricing guidance grounded in verified comparable sales, not listing-price assumptions or automated valuations.

Deer Valley Transaction History

Derrik Carlson's team has closed 35 Deer Valley transactions totaling $86.0 million in volume, with two more under contract that bring his closed and pending total to 37 transactions and $102.2 million. That production spans 14 years, from 2012 through 2026, and covers all five Deer Valley areas across 26 named developments, with closed prices ranging from $250,000 to $10 million and a pending Expansion residence under contract near $14 million.

That range matters. An advisor who works only in one corridor or price tier lacks the context to compare options across the full resort. Derrik's transactions span Bald Eagle Club estates in Upper Deer Valley, Ironwood and Shooting Star in Empire Pass, Snow Top in Deer Crest, Grand Hyatt and Pioche Village in the Expansion corridor, and Solamere, Pinnacle, Royal Oaks, Silver Baron, and The Oaks in Lower Deer Valley. When a buyer is weighing a townhome in Lower Deer Valley against a branded residence in the Expansion corridor, Derrik has closed transactions on both sides of that comparison.
