In practice, they attract different types of buyers for different reasons.

Golf Course Breakdown
Promontory: 54 Holes Across Three Courses
Promontory is the only community in the Park City market with 54 holes of golf. The Pete Dye Canyon Course is a par-72 championship layout that spans over 7,600 yards with narrow fairways, dramatic elevation changes, and strategic bunkering. The Jack Nicklaus Painted Valley Course plays over 7,800 yards with wider fairways and more gradual terrain. Both courses consistently rank among the top five private courses in Utah across Golf Digest and Golfweek rankings.
The Hills, an 18-hole par-3 course designed by Forrest Richardson, opened in 2024 to strong reviews. It includes the Cascade Green 18-hole putting course and The Golf Academy at Promontory (The GAP), which features indoor/outdoor hitting bays, four indoor simulators, and a TaylorMade fitting center. For a member who wants variety and volume, Promontory is the clear leader. Three courses mean less crowding on any single layout, and if one course is recovering from aeration, the other two are available.
Tuhaye: One Course, Top Ranking
The Mark O'Meara-designed championship course at Tuhaye plays approximately 7,800 yards across rolling ridgelines and natural plateaus above the Jordanelle Reservoir. Golfweek has ranked it the No. 1 course in Utah. The course is complemented by a par-3 short course with nine holes ranging from 65 to 160 yards, designed as a more casual layout for all skill levels.
O'Meara himself is a Tuhaye resident, which is a detail that carries weight with certain buyers. The course's views of Mount Timpanogos, Jordanelle, and the surrounding Uinta peaks are among the most expansive in the state. The trade-off is that there is only one 18-hole course. During peak-season weekends, tee-sheet competition is tighter than at Promontory, where demand is spread across two full championship layouts.
Victory Ranch: Pure Golf in a Ranch Setting
The Rees Jones-designed 18-hole championship course at Victory Ranch meanders over 7,600 yards with bent grass greens and fairways, bluegrass rough, and tall fescue grass along its boundaries. The course uses the property's natural 400-foot elevation change to create holes that transition from gently rolling fairways to commanding ridgeline views. The outlook from the championship tee box on the 17th hole is frequently cited as one of the best panoramic views on any course in Utah.
Golf Digest has consistently ranked Victory Ranch among the top three private courses in the state. The course underwent a renovation in 2020, and a new golf clubhouse opened in 2024 with a 160-seat restaurant, golf simulator bays, a poker lounge, event terrace, pro shop, and member lockers. Ski Access
This is the single biggest differentiator among the three communities, and the variable most out-of-state buyers underestimate.
Tuhaye, through the Talisker Club membership, is the only golf community in the Park City market with built-in ski-in/ski-out access at Deer Valley Resort. The Tower Club at Empire Pass sits at the base of the Silver Strike Express Lift and offers ski valet, boot storage, professional tuning, heated pools, a spa, a restaurant, a fitness center, and a dedicated kids' program. A private lounge on Main Street (Courchevel Bistro) and a backcountry outpost (The Outpost) round out the four-venue membership. No other golf community in this comparison, or anywhere in the Park City market, bundles golf and ski access under a single membership.
Promontory operates private ski lodges at both Deer Valley Resort (Alpine Lodge at Silver Lake) and Park City Mountain (PC Lodge). Members receive complimentary shuttle service during ski season. These are club amenities, not resort memberships. You still purchase your own lift passes. But the private lodge experience, with valet, lockers, dining, and a warm base between runs, is a meaningful upgrade over the public lodge experience at either resort.
Victory Ranch provides a private ski lounge at 875 Main Street at the Town Lift base in Park City, with 24/7 member access during ski season. Concierge shuttle service connects the community to the resorts. Victory Ranch also has limited ski access at Deer Valley through the Deer Crest Club at the St. Regis. For buyers whose winter priority is efficiency, Tuhaye has a structural advantage that the other two cannot replicate.

Promontory
Promontory operates like a self-contained resort. The amenity list is the longest of the three by a significant margin: multiple clubhouses with distinct dining options, a full-service spa (the Lavender Spa at the Nicklaus Clubhouse opened in 2025 with 10 treatment rooms, hydrotherapy, cold plunges, infrared saunas, and a juice bar), pools, tennis and pickleball courts, an equestrian center with heated stalls and indoor and outdoor arenas, a Beach Club with sand volleyball and a sandy beach pool, a professionally supervised kids' cabin, The Shed (billiards, arcade, general store, 50-seat theater, arts and crafts studio, two bowling lanes, a gymnasium, and an outdoor amphitheater), and over 30 miles of paved and unpaved trails. The Hills Clubhouse houses four indoor golf simulators. Promontory was established in 2001, and the developer has continued to invest in new amenities annually, most recently a new design center that opened in January 2026.
Tuhaye (Talisker Club)
Talisker Club's four-location structure is its defining advantage beyond golf. The Tuhaye campus includes Base Camp, an 18,000-square-foot lodge with bowling, multisport simulators, arcade games, STEAM programming, and a restaurant. The Robert A.M. Stern-designed clubhouse features a spa, fitness center, pool complex with splash pad and water slide (Wildstar), tennis and pickleball courts, and a 20-mile trail system. Moondance Community Park offers ice skating and lawn games. Mercedes Sprinter shuttle service connects to Park City and the ski resorts. Coming in 2026: an Adventure Camp near the Dancing Sun neighborhood with a climbing wall, fishing pond, and trail access, and a new ski lounge off the Bandana ski run at Deer Valley.
The scope of Talisker extends beyond Tuhaye itself. Courchevel Bistro on Main Street provides French-European dining with a private downstairs lounge. The Outpost is a backcountry retreat with guided activities including fly fishing, horseback riding, archery, and campfire dinners. The combined four-venue package creates a lifestyle ecosystem that no single-campus community can match.
Victory Ranch
Victory Ranch leans into its ranch heritage. The standout non-golf amenity is four miles of private, managed, and stocked fly-fishing access on the Upper Provo River. The community sits on 6,250 acres, with more than 3,500 acres preserved as private backcountry, and includes an Adventure Center that coordinates horseback riding, archery, ATV tours, glamping, and wildlife excursions. Backcountry yurts are available for overnight trips. The Barn anchors community life with a spa, fitness center, pizzeria, general store, pool, and more. The Freestone Lodge provides private dining, a lounge, lockers, and a wine cellar. Stony Lake offers paddleboarding, canoeing, and a beach entry area. Mountain biking and cross-country skiing trails wind throughout the property. Five-stand shooting, paddle tennis, and an indoor sports court round out the activity list.
Victory Ranch appeals to buyers who want open space, privacy, and an active outdoor lifestyle that extends well beyond the course. The density is the lowest of the three, and the western ranch character is genuine rather than manufactured.

All three communities offer custom homes, developer-built residences, and vacant land. Pricing varies widely depending on lot location, views, course frontage, and home size.
Promontory has the widest inventory range, with 43 distinct neighborhoods and properties spanning from the low millions for land and smaller homes to above $30 million for large estates on premium lots. In 2025, Promontory closed over $637 million in home and homesite sales, a 21 percent increase over 2024, accounting for 34 percent of all home and homesite sales across Park City. Promontory HOMES, the community's in-house design-and-build team, offers a streamlined process with fixed-price options and customizable base plans ranging from approximately 2,900 to 7,900+ square feet. Tuhaye real estate ranges from homesites to fully built luxury residences. Many of the newer offerings, including The Residences at INDI Ridge (37 contemporary ridgeline homes by architect Cobus Van Den Berg), Dancing Sun homesites, Cougar Moon homesites, and Painted Bluff homesites, are positioned for custom builds. Resale homes vary widely, and prices reflect the value of the embedded Talisker Club membership and ski access via Empire Pass. Victory Ranch homes include custom estates on large lots and developer-built cabins in three configurations: The Willow (3-4 bedrooms), The Cottonwood (3-4 bedrooms), and The Juniper (4-5 bedrooms), ranging from approximately 2,400 to 3,400 square feet. Estate lots range from one to four acres, while Ranchette and Ranch lots span 10 to 80 acres. Location and Access
Location matters differently depending on whether you are a primary resident, a seasonal visitor, or someone splitting time between multiple properties.
Promontory sits along a ridgeline east of Park City, approximately 15 minutes from Old Town and about 45 minutes from Salt Lake City International Airport. It provides quick access to both Park City Mountain and Deer Valley for skiing via private shuttle to the club's dedicated lodges at each resort.
Tuhaye is located on the eastern slopes above the Jordanelle Reservoir, roughly 15 minutes from Park City via Highway 248. The connection to Deer Valley via the Tower Club at Empire Pass is the differentiator. If direct winter access to Deer Valley matters, Tuhaye has a structural advantage that the other two communities cannot replicate.
Victory Ranch is further east, approximately 19 miles from Park City and 15 miles from the Deer Valley Jordanelle Express Gondola. It is about 20 minutes from Heber City's private airport and 50 miles from Salt Lake City International. The added distance is the trade-off for ranch-scale privacy. For buyers who fly private into Heber, the access is efficient. For buyers who depend on Salt Lake City International and want to be close to Main Street dining, the extra 15 to 20 minutes each way should be weighed seriously.

There is no objectively "best" community among these three. Each serves a different buyer profile.
Choose Promontory if golf volume and variety are your priorities. You want two championship courses and a par-3 to rotate through. You are looking for a multigenerational setting where all age groups have programming. You want the widest selection of neighborhoods, lot sizes, and price points. You value proximity to Park City without requiring built-in ski access. Promontory is the most comprehensive club environment in the market.
Choose Tuhaye if you want a single top-ranked course combined with year-round ski access through the same membership. The four-club model (Tuhaye, Empire Pass, Main Street, The Outpost) creates a lifestyle ecosystem that no other community replicates. If your ownership plan includes winter use at Deer Valley and summer use on the course, Tuhaye is the only community that solves both without requiring a second property or a separate ski membership.
Choose Victory Ranch if privacy, open space, and a western ranch experience are what draw you. The equity membership structure provides a financial component the others do not.
