Promontory has been the top area in Park City for new construction with approximately forty to sixty homes under construction at all times. With 1,674 total homesites and over 1,000 homesites sold, Promontory is one of the few areas in Park City that offers land for sale with great unobstructed views. Important Items to Know When Buying Promontory Real Estate

Transfer Fee & Property Taxes

An item that is not often mentioned when searching for properties in Promontory is that there is a 1% transfer fee on homes and land when buying a real estate in Promontory. Typically the buyer pays the transfer fee but it's possible that the seller would be willing to pay the transfer fee.  Another item to note is that there are some smaller cabin type products that will not allow for a primary residence tax rate. In order to get the density that was required for the particular neighborhoods, it was ensured that they would always be taxed at a second homeowner rate which is close to 1.1% of assessed value. The other unique thing about the "cabin" product is that they are the only homes that owners can rent on a short term basis.
